Transaction Manager
CBRE
Role Description As a CBRE Transaction Manager, you will provide strategic, ongoing management of real estate transaction activities including new leases, renewals, sales, acquisitions, and dispositions for a defined portfolio of commercial properties which may include office, industrial, retail, and other properties. Close collaboration with local brokerage teams, ensuring optimal deal terms and outcomes for our clients is critical to success. - Prepare, recommend, and execute transaction strategies for acquiring and disposing of properties. - Develop real estate plans with an understanding of the client's strategic goals. - Gather resources to execute lease renewals, new site acquisitions, and disposition of surplus space through subleasing. - Act as landlord/seller agent and tenant/buyer agent. - Review business terms and conditions for a wide variety of commercial real estate products. - Coordinate the negotiation of sales through a field broker. - Negotiate leases, amendments, and track expirations. - Secure new properties to meet clients' requirements and timelines. - Work with internal and external teams to ensure integration between the service lines. - Track all transaction activity and prepare commissions, forecasts, vouchers, and accounts. - Contribute to new products, processes, standards, and/or operational plans in support of achieving functional goals. - Review requests for proposals, comparison packages, letters of intent, and brokers' opinions of value. - Present book and cash flow projections, NPV, and IRR to enable clients to make more informed outcomes. - Apply in-depth knowledge of standard principles and techniques/procedures to accomplish complex assignments and provide innovative solutions. - Coach others and share in-depth knowledge of own job discipline and broad knowledge of several job disciplines within the function. - Lead by example and model behaviors that are consistent with CBRE RISE values. - Work to build consensus and convince others to reach an agreement. - Impact a range of customer, operational, project, or service activities within own team and other related teams. - Work within broad guidelines and policies. - Explain difficult or sensitive information. Qualifications - Bachelor's Degree preferred with 2-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. - Experience with commercial real estate transactions is preferred. - Real Estate License is required. - Ability to exercise judgment based on the analysis of multiple sources of information. - Willingness to take a new perspective on existing solutions. - In-depth knowledge of Microsoft Office products (Word, Excel, Outlook, etc.). - Organizational skills with an advanced inquisitive mindset. - Sophisticated math skills, including the ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations. - Applicants must be authorized to work in the United States without the need for visa sponsorship now or in the future. Benefits - The minimum salary for the Transaction Manager position is $100,000 annually or ($48.08 per hour). - The maximum salary for the Transaction Manager position is $125,000 annually or ($60.10 per hour). - Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
