Loan Processor
Total Mortgage Services LLC
Role Description This position is responsible for processing first mortgages within the required timeframe. - Review the loan application in Encompass and update any inaccuracies based on borrower documentation, credit report, fraud report, etc. - Complete an income calculation for all borrowers and prepare the file for underwriting. - Make a welcome/introduction phone call to discuss the upcoming loan process and request any items that may be needed for initial submission to underwriting. - Order all necessary verifications on each loan file including title report, fraud, written or verbal verification of employment, tax transcripts. - Work with borrower(s) to obtain conditions requested by the underwriter. Break conditions down in layman’s terms. - Manage pipeline to ensure critical dates are met including contingency, contract closing, and lock expiration. - Monitor important expiration dates on loans in pipeline – including credit report, appraisal, income & asset documents, rate lock. - Provide support to sales team. - Communicate effectively with internal departments and external partners/customers. Qualifications - Exceptional interpersonal and communication skills. - Provide world-class customer service. - Must be able to multi-task. - Strong attention to detail. - Team player and works well independently. - Ability to listen and make decisions quickly. Requirements - Familiarity with Encompass. - Proficient in Microsoft Word, Excel, Outlook. - Experience in state bond programs a plus. - High school diploma or equivalent. - A minimum of 2-years experience in mortgages. - Knowledge of mortgage processing preferred, not required. - Familiarity with all types of mortgage products and state/federal regulatory guidelines. Benefits - Salary + bonus eligible. Hours for Position - M-F 9am-5pm. - This position may require frequent additional hours, at times on a daily basis; must be available to work additional hours on short notice as determined by management to meet customer service and investor requirements.

• Work under the direction and guidance of the Director of Operations to monitor individual and team performance goals. • Serve as a SME when working with development, implementation and technology • Serve as a coach to travel consultants including providing constructive feedback of monitored calls, skill development based on demonstrated and observed performance • Strong understanding and application of client policies and processes, determining the impact to the operation team as changes are implemented • Use industry knowledge to provide direction on best-practices, identify and implementation of operational improvements • Oversee, provide guidance on review of current work processes, procedures and policies, seeking efficiencies and effectiveness improvements making sure company objectives are met • Lead the team in error reduction efforts, providing direction, measurement and reviews of progress against goals • Take calls and answer emails as necessary.

Role Description The Operations Systems Developer Analyst is an entry-level technical role on the Operations Automation team. You will work alongside senior developers to help maintain, support, and improve a portfolio of AI-assisted applications, automation workflows, and operational integrations. Day-to-day, that means: - Triaging bug reports - Shipping small enhancements - Learning to review code with guidance - Building familiarity with our production systems and standards This role is designed for someone early in their technical career who is eager to grow. You don’t need to have all the answers — you need to be curious, dependable, and willing to learn how to keep systems running well. Comfort with AI-assisted development tools and a genuine interest in automation are more important than years of experience.
