Title: Property Manager The Property Manager will monitor, maintain, and provide non-critical data center support throughout the US. This requires leading and handling the planned and unplanned events associated with non-critical operating equipment and the non-critical attributes of the building and land where our data centers reside, as well as resolving emergencies promptly. This position reports to the Senior Director of Property Management and will be expected to work closely with the Regional Directors and Managers, VP of Operations, Customer Installation Project Managers, the NOC, and various other departments as needed to accomplish their tasks. Primary Responsibilities: • Provide immediate support to resolve non-critical data center tickets using critical thinking, problem solving, and decision-making skills while adhering to company policies and procedures. • Responsible for maintaining data center properties and working closely with the Director of Global Safety to correct any safety hazardous that may be identified. • Identify, manage, and oversee all third-party maintenance, landscaping, housekeeping, and other property management related vendors and contractors. • Ensure vendors and contractors are adhering to all contractual obligations, safety and access procedures, SLA requirements, etc. • Manage and coordinate non-critical Property Management Preventive and Corrective Maintenance at each data center. • Ensure all data center access PINs are current for all non-critical vendors performing routine weekly, bi-weekly, monthly, quarterly, and annual services. • Review access reports provided by IT to ensure vendors are adhering to their schedules as outlined in their scope of work. • Work with our computerized maintenance management system (CMMS), and other company systems to ensure they are up to date and accurate, and all supporting documentation is uploaded in a timely manner. • Complete vendor report card evaluations for vendors as required. • Effectively communicate and collaborate with various company departments to ensure issues are resolved in a timely and effective manner. • Proactively identify areas of improvement to process flows and procedures and work with the Senior Director of Property Management to evaluate towards implementation, training departments, and updating the property management playbook and vendor forms for each site. • Develop favorable professional relationships and maintain ongoing communication with vendors and contractors, landlords, tenants, Fire Marshall’s, State and Federal Inspectors. • Manage complaints and tenant needs. • Conduct quarterly inspections at assigned data centers. • Provide support for EPA compliance related activities, as needed. • Maintain emergency vendor tracker and provide updates to the NOC and training as needed for after-hours, holiday, and weekend support. • Any other duties and tasks as assigned to meet company objectives. • Travel can be up to 50% of the time. Experience/Education: • 3 or more years of experience in facility operations or property management related functions. • Experience with trouble ticketing systems and Method-of-Procedure processes. • Ability to recommend improvements to processes and systems used for tracking vendor and non-critical related maintenance activities. • Experience with CMMS systems. • Ability to manage and negotiate favorable vendor contracts. • Experience in the Data Center industry, Construction, or Real Estate environments a plus. We are looking for a Business Development Manager to support growth for our Food Chemistry testing services. This is a remote-based role with the expectation of regular travel to the New Orleans laboratory, client sites, and industry events. The ideal candidate does not need to live in New Orleans, but must be able to travel as needed to support client relationships and internal collaboration. This role is a mix of new business development and strategic account growth, with a strong focus on understanding client needs and positioning Eurofins as a long-term partner.
