Director, Construction
April Housing
• The Director of Construction will report to the Vice President of Construction and CapEx • The Director of Construction coordinates closely with the Asset Management team to set priorities and define scopes appropriate to the business plan • Evaluate property conditions to identify long & short-term risks, deficiencies and maintenance issues • Develop comprehensive plans to address issues and maintain properties to April standards • Guide the development of CapEx budgets for underwriting new acquisitions including reviewing and incorporating input from multiple consultants • Work closely with our property management teams to support initiatives, policies, processes and uphold April standards • Manage the efforts of property management companies and their construction management teams in the timely execution of the budgets • Lead the preparation of property-specific capital plans and annual budgets • Bear responsibility for execution of project plans and adherence to budgets • Provide value-engineering guidance as plans/projects are developing • Utilize expertise to find cost-effective and innovative solutions to unexpected problems • Generally manage construction processes: Identify and prepare scopes of work, identify bidders, bid work, analyze bids, create and execute contracts, monitor permitting, coordinate work, inspect completed work and manage close-out process • Develop and maintain successful client relationships with the property management companies, national vendors consultants and industry partners • Manage and coordinate work & needs of a variety of contractors, sub-contractors, architects, engineers, consultants, AHJ’s, housing authorities and state agencies • Maintain data integrity in the assigned company systems to track budgets, forecast costs, and track project status & schedules • Verify the quality of finished work meets expectations set forth within the project scope and meets April standards • Provides technical guidance as an expert in the field • Develop and guide innovative solutions to improve department and company efficiency
Job Requirements
- 5+ years’ construction management experience in multi-family related construction
- Bachelor’s degree in construction management, engineering, architecture, or related field
- Equivalent experience may be considered as well
- Experience with construction processes: cost estimating, proposal development, construction administration, and project tracking
- Strong technical knowledge of construction practices
- Ability to lead, influence and direct others as needed
- Demonstrated ability to understand, analyze and communicate complex documents affecting real estate projects including drawings, surveys, and contracts
- Excellent verbal and written communication skills
- Ability to manage multiple projects simultaneously
- Must demonstrate attention to detail and possess a strong ability to set strategic priorities
- Proficiency with Construction Management software or equivalent
- Proficiency with the Microsoft Office suite of products (Word, Excel, Outlook)
- Ability to travel 50-75% annually based on business requirements.
