Talent Acquisition Program Manager, South Region

• Own full-cycle recruiting for data center technical and operational roles, including Data Center Technicians, Data Center Engineers, Chief Engineers, Assistant Data Center Managers, Data Center Managers, and other site-based operations roles. • Proactively source passive talent through direct outreach, referrals, trade schools, and community partnerships. • Execute high-volume and specialized recruiting efforts while maintaining quality and speed. • Lead staffing programs aligned to site build-out, expansion, and steady-state operations. • Manage and execute hiring plans, timelines, and staffing deadlines tied to business readiness milestones. • Track recruiting metrics such as time-to-fill, pipeline health, and hiring velocity and adjust strategy as needed. • Serve as the primary talent advisor to site leadership, operations managers, and HR partners. • Partner closely with hiring managers to define role requirements, interview processes, and hiring decisions. • Build and maintain relationships with trade schools, vocational programs, local colleges, workforce development agencies, and external recruiting partners. • Represent the company at job fairs, hiring events, community events, and educational partner engagements. • Directly manage and mentor at least one recruiter, providing guidance on sourcing strategies, prioritization, and execution. • Coordinate and manage agency or RPO partners as required to meet site hiring demands.

• Lead the legal structuring of end-to-end data center real estate transactions, including: • Land acquisitions and dispositions • Ground leases • Build-to-suit developments • Sale-leasebacks and joint ventures • Translate business objectives into legally enforceable frameworks that align risk allocation, capital deployment, and operational control. • Design transaction structures that account for: • Power availability and utility agreements • Zoning, entitlements, and land use constraints • Phased development and expansion rights • Tax and financing considerations • Draft, review, and negotiate sophisticated real estate agreements, including: • Purchase and Sale Agreements (PSAs) • Ground leases and long-term land control instruments • Data center leases (triple-net, powered shell, wholesale colocation) • Easements, licenses, and access agreements • Development agreements and construction-related contracts • Architect contract frameworks that clearly define: • Risk allocation • Performance obligations and milestones • Remedies and termination rights • Drive negotiations with counterparties including developers, land owners, utilities, municipalities, and investors. • Oversee comprehensive real estate due diligence, including: • Title, survey, and encumbrance analysis • Environmental assessments (Phase I/II) • Land use, zoning, and permitting compliance • Identify and mitigate risks related to: • Site control and access • Utility dependency and infrastructure constraints • Regulatory and jurisdictional issues • Partner with internal stakeholders across: • Real estate and site selection • Development and construction • Finance and capital markets • Operations and engineering • Coordinate external counsel, brokers, and consultants to ensure alignment and efficiency in deal execution. • Manage transaction timelines from initial term sheet through closing and post-closing obligations.
• Ownership of Data Center electrical equipment procurement for sites with North America. • Work closely with Engineering, Operations, Project Management, and Finance to align procurement with design, budget, and site needs. • Develop category strategies, identify new suppliers, and manage RFPs/RFQs for major electrical components (Substations, Generators, Switchgear, Transformers, UPS, Static Transfer Switches, PDUs, Busway). • Lead commercial negotiations for pricing, terms, and agreements (MSAs) to achieve cost savings and favorable conditions. • Review supplier proposals, prepare comparisons and cost analysis. • Oversee equipment from initial design/specification through delivery, installation, and commissioning, ensuring compliance and quality. • Identify and screen potential new suppliers that can provide beneficial pricing and or lead time to projects. • Escalate supplier performance issues to Procurement and Development leadership as required. • Build strong supplier relationships, monitor performance, conduct business reviews, and manage supplier risk. • Issue Purchase Orders as required. • Work with finance and accounting teams to resolve invoice issues as required.

Critical Facilities Controls Support Engineer

• Support the deployment of data center control and monitoring systems during construction and commissioning (L1-L5) activities under the guidance of senior controls personnel. • Assist with validation and documentation of controls and monitoring systems, performance, ensuring deliverables are complete, accurate, and suitable for handover to Operations. • Provide technical support related to building operations, mechanical and electrical plant controls, BMS/EPMS systems, and associated field devices. • Execute point-to-point verification, software logic checks, and graphics testing to confirm operability, compatibility, and alignment with design intent. • In coordination with Operations Engineering, review QA/QC activities, hardware installations, control panels, wiring, and programming changes identified during commissioning. • Participate in commissioning testing to validate controls settings, alarm thresholds, system integrations, and basic operability of infrastructure systems. • Support troubleshooting and resolution of controls-related operational issues, including Loss of Visibility (LOV), Loss of Resilience (LOR), and other events impacting operations, in accordance with defined Service Level Agreements (SLAs). • Collaborate with Operations, Development, Operations Engineering, and vendor teams to identify defects, document findings, and support corrective actions. • Contribute to continuous improvement efforts by identifying recurring issues, documenting lessons learned, and suggesting enhancements to controls systems or procedures. • In coordination with Operations Engineering, maintain accurate and timely documentation, including test results, commissioning records, as-built updates, and operational reference materials.
