Maintenance Project Manager – Latin America

Chapman Management Group

• Manage and coordinate maintenance and capital improvement projects from initiation through completion. • Develop project scopes, timelines, and budgets; monitor progress and ensure delivery within constraints. • Solicit and evaluate vendor proposals; negotiate contracts and manage contractor relationships. • Oversee contract execution, ensuring vendors meet scope, quality, and timeline requirements. • Track project expenses and maintain budget compliance; escalate variances as needed. • Coordinate with on-site teams, property managers, and administrative staff to minimize disruption to residents. • Manage life safety projects including fire systems, elevator upgrades, HVAC replacements, and related inspections. • Oversee day-to-day maintenance operations as needed, supporting site technicians and Property Support Admins. • Maintain organized project documentation including contracts, permits, inspection reports, and closeout records. • Provide regular project status updates to the Director of Maintenance and ownership.

Job Requirements

  • 3+ years of project management experience in a residential or multifamily maintenance setting or construction management experience.
  • Demonstrated experience managing life safety systems and regular maintenance operations.
  • Experience managing vendor contracts and holding contractors accountable to scope and budget.
  • Strong budget management skills — ability to track expenses, manage POs, and report on variances.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook); experience with project management tools a plus.
  • Experience with property management software (Entrata or similar) preferred.
  • Fluent in English (written and spoken) — required.
  • Strong organizational skills and ability to manage multiple projects simultaneously.
  • Ability to work independently and remotely with minimal supervision.
