• Track resident balances and identify accounts that meet thresholds for delinquency action. • Coordinate with attorneys regarding filings, legal notices, and eviction proceedings. • Draft and issue delinquency letters, pay-or-quit notices, and other required resident communications. • File and track eviction cases, ensuring all required steps and deadlines are met. • Support post-eviction processes including move-out reconciliation and collection referrals. • Monitor and report on delinquency trends across the portfolio. • Track all subsidy-related activity across properties, including vouchers, HAP contracts, and agency payments. • Coordinate with housing subsidy agency caseworkers on behalf of property management. • Crack and enter subsidy payments into the property management system and update resident ledgers accordingly. • Complete and submit required paperwork packets to housing agencies (inspections, rent increases, recertifications, etc.). • Monitor subsidy payment schedules and follow up on missing or delayed payments. • Assist with annual and interim recertification processes for subsidized residents. • Stay current on agency requirements and program updates. • Maintain organized records of all delinquency activity, legal filings, subsidy accounts, and correspondence. • Update property management software with delinquency status, payment activity, and case notes. • Communicate regularly with property managers regarding resident account status and subsidy matters.

• Manage and coordinate maintenance and capital improvement projects from initiation through completion. • Develop project scopes, timelines, and budgets; monitor progress and ensure delivery within constraints. • Solicit and evaluate vendor proposals; negotiate contracts and manage contractor relationships. • Oversee contract execution, ensuring vendors meet scope, quality, and timeline requirements. • Track project expenses and maintain budget compliance; escalate variances as needed. • Coordinate with on-site teams, property managers, and administrative staff to minimize disruption to residents. • Manage life safety projects including fire systems, elevator upgrades, HVAC replacements, and related inspections. • Oversee day-to-day maintenance operations as needed, supporting site technicians and Property Support Admins. • Maintain organized project documentation including contracts, permits, inspection reports, and closeout records. • Provide regular project status updates to the Director of Maintenance and ownership.

• The Director of Finance & Property Operations will oversee portfolio-wide financial performance, property operations, reporting, and compliance. • Lead the preparation, review, and consolidation of annual operating budgets at both the property and corporate levels. • Oversee monthly, quarterly, and annual financial and operational reporting for all properties, ensuring accuracy, timeliness, and clarity for ownership, lenders, and investors. • Monitor performance against budget and pro forma; perform variance analysis and drive corrective action plans to achieve NOI, cash flow, occupancy, and delinquency targets. • Supervise and support regional and property managers, providing ongoing coaching, performance feedback, and accountability for results. • Coordinate with HR on hiring, onboarding, performance reviews, disciplinary actions, and terminations for property management staff. • Develop, write, maintain, and enforce process guides, standard operating procedures, and policy manuals for property operations and corporate functions. • Ensure compliance with fair housing laws, landlord-tenant requirements, company policies, loan covenants, and affordable housing program rules. • Implement and maintain organizational systems to track key deadlines, projects, and compliance tasks across the portfolio. • Oversee effective use of property management and accounting software (Entrata) and lead process improvements to increase efficiency and data quality. • Collaborate with ownership and senior leadership on strategic initiatives, including capital planning, portfolio optimization, and new property onboarding.
