• Manage multiple capital improvement projects simultaneously across diverse manufactured housing communities nationwide • Orchestrate every phase: scoping, budgeting, contractor coordination, procurement, and operational handoff • Champion safety and efficiency while ensuring alignment with Havenpark's quality standards • Conduct impactful project kickoffs, pre-construction meetings, progress reviews, and post-project evaluations • Lead competitive sourcing events and drive vendor selection with confidence • Analyze bids, scopes, and specifications with a critical eye for accuracy and value • Negotiate pricing strategically and identify value-engineering opportunities • Cultivate strong vendor relationships while holding partners accountable to quality and performance standards • Ensure full compliance with insurance, onboarding, and regulatory requirements • Manage project budgets, purchase orders, invoices, and change orders with precision • Track spending patterns and forecast variances before they become issues • Collaborate with leadership and operations to prioritize high-impact capital investments • Identify cost-saving opportunities without compromising quality or scope integrity • Serve as the central hub connecting Capital Projects, Operations, Vendors, and Leadership • Deliver clear, consistent project updates, documentation, and risk escalations • Coordinate thoughtful resident communications that minimize disruption during construction • Partner closely with Community Managers, Regional Leadership, Asset Management, Procurement, and Utility teams • Keep meticulous project records, schedules, photo documentation, and reporting • Leverage internal systems, sourcing platforms, and project tracking tools effectively • Support capital spend reporting, project progress metrics, and completion analytics • Contribute to annual capital planning and long-term project forecasting initiatives
Job Requirements
- 3+ years in project management, construction management, capital projects, or related fields
- Exceptional ability to juggle multiple priorities in a fast-paced environment without missing details
- Excellent verbal and written communication skills; you translate complexity into clarity
- Comfortable reading proposals, scopes of work, and construction documentation
- Proficient in Microsoft Office, Excel, and project tracking systems
- Willing and able to travel as needed to support projects in the field
- Multi-site property, facilities, construction, or infrastructure project management experience (preferred)
- Capital expenditure budgeting and forecasting expertise (preferred)
- Background in manufactured housing, multifamily, hospitality, or commercial property operations (preferred)
- Experience with procurement/project management platforms (Coupa, ManageAmerica, or similar) (preferred)
