Role Description This isn't a desk job where you check boxes. As a Pod Leader, you are the strategic anchor for an entire portfolio. You will lead a team of coordinators overlooking leasing, maintenance, and residential services. Your job is to drive the portfolio’s revenue and be the expert voice our owners trust. Core Responsibilities - Strategic Communication & Relationship Management - Owner Consultation: Serve as the primary point of contact for property owners, providing expert advice on strategy, market positioning, and financial performance. - Complex Tenant Negotiations: Directly handle high-level tenant escalations, legal disputes, and sensitive communications. - Onboarding & Offboarding: Lead the strategic transition of properties into or out of the portfolio, ensuring all internal teams are aligned and the owner’s expectations are managed. - Maintenance & Turn Oversight - Turn Management: Oversee the "turn" process (the transition between tenants), ensuring maintenance teams and vendors meet deadlines to minimize "Days on Market." - Project Approval: Review and approve maintenance bids and capital improvement projects, ensuring they align with the owner’s budget and long-term asset goals. - Operational Command & Pod Supervision - Team Oversight: Monitor the daily output of your three-person pod (Leasing, Resident Services, and Maintenance) to ensure all workflows meet company KPIs. - Quality Control: Conduct final reviews of move-out dispositions and security deposit allocations to ensure legal accuracy and owner protection. - Workflow Accountability: Ensure the pod maintains a "one business day" communication standard and adheres to all ORS Chapter 90 legal timelines. Qualifications - Communication Mastery: Native-level English proficiency is required to manage complex legal and financial discussions with property owners. - Leadership Experience: Proven ability to manage a team and delegate effectively while maintaining ultimate accountability for the results. - Regulatory Knowledge: A strong understanding of (or ability to rapidly master) Landlord-Tenant laws and local ordinances. - Performance Drive: A background in property management and pay structures tied to portfolio-wide financial outcomes.
