Role Description This is an exciting opportunity to support daily property management operations by coordinating maintenance requests with vendors and serving as a primary point of contact for residents through phone, email, text, and online portals. We are seeking a skilled construction estimator with a strong background in concrete and masonry work. The ideal candidate will have experience in: - Takeoffs - Cost estimating - Preparing quotes - Understanding material requirements The role supports the estimating process by: - Reviewing bid invitations and project drawings using Building Connected - Performing quantity takeoffs and cost estimates with Houzz Pro or similar tools - Coordinating with the construction team to gather project information - Preparing bid packages - Maintaining organized records - Ensuring accurate estimates - Contributing to process improvements that increase bid success rates Qualifications - Minimum 3–5 years of construction estimating experience, specifically in concrete and masonry - Proficiency in takeoff software (Houzz Pro preferred; alternatives such as Bluebeam or Implanted acceptable) - Strong attention to detail and analytical skills - Excellent written and verbal communication skills; professionalism and clarity are important - Ability to manage multiple estimates per week (approximately 7 per week based on past averages) - Familiarity with US building codes is a plus, but not required; training will be provided - Growth mindset: willingness to expand into project management and construction management responsibilities over time Requirements - Review bid invitations and project drawings using Building Connected - Approve and deny bid invitations based on the provided qualifications - Stay at least one week ahead of bid deadlines to ensure timely submission of estimates - Collaborate with the construction team, including foremen and accounting, to gather necessary project information - Assist in the preparation of full bid packages as the role grows into pricing and submission responsibilities - Maintain organized records of bids, materials, and project communications - Communicate effectively with internal teams and, when applicable, clients or purchasers - Adhere to quality standards, ensuring accurate and thorough estimates for concrete and masonry projects - Contribute to process improvements to increase bid award percentages over time Benefits - Job type: Permanent - Employment type: Full-time - Schedule: Monday - Friday, Flexible schedule 7:00 AM to 3:00 PM or 9:00 AM to 5:00 PM EST - Location: Work From Home - Industry: Real Estate - Expertise: Estimator or Estimation
