Role Description This is a quota-carrying hunter role, reporting directly to the CEO. We don't hand you a lead list; you build your own pipeline. You own staffing revenue creation from prospecting through close, with an offshore team to multiply your reach: - Self-sourced new-logo selling: You prospect, you book your own meetings, you close. This role exists because we need someone who can build pipeline from nothing against companies hiring AI/ML and Data Engineers. - Using the offshore team as leverage: A dedicated offshore team supports your hunt with list-building, research, LinkedIn outreach, cold email, and job-board/req monitoring. They multiply your reach; they don't replace your hunting. You direct them. - Scoping implementers into Production deals: When a Production-tier AI or Consulting deal arises, you scope nearshore implementation hours into it, the engineers who integrate the agents and build the data pipelines. - Owning the deal end-to-end: Discovery, scoping, role definition with our recruiters, pricing, negotiation, close. You quarterback; the recruiters deliver the talent. - SOW discipline: Clean scoping, clear acceptance criteria, and change-order discipline on every engagement. - Defending against the 'AI replaces developers' objection: We have a clear answer and you'll be trained on it. You deliver it credibly, every time, and lead with the roles AI doesn't replace. - Walking away from the wrong deals: If a prospect wants mid-level full-stack devs or manual QA, you have full discretion to propose role conversion (AI/ML or Data Engineer seats) or walk away. Qualifications - A genuine hunter who has built pipeline from nothing. - Experience in selling staffing or staff augmentation. - Comfortable selling technical roles to CTOs or VPs of Engineering. - Outcome-oriented, focusing on the work the client is trying to get done. - Comfortable in a small-team environment. - Honest about fit, preferring to walk from bad-fit deals. Role Description You find the right companies, reach the right people, and book qualified meetings for our Account Executive. You own the top of the funnel: calling, messaging, email, and list-building. You do not run the sales meetings; the AE does that. Your job is to get them in the room. Key Responsibilities - Rental Property Management - Serve as the primary point of contact for tenants across multiple US properties - Coordinate maintenance requests, repairs, and vendor work orders in a timely manner - Manage lease agreements, renewals, and move-in/move-out processes - Track rent payments, follow up on late payments, and maintain accurate ledgers - Ensure properties remain compliant with local landlord-tenant laws and regulations - Maintain organized records for all properties (leases, insurance, warranties, expenses) - Prepare monthly property performance summaries for ownership review - Property Acquisition Support - Search and monitor US real estate listing platforms (MLS, Zillow, Redfin, Realtor.com, etc.) for investment opportunities matching defined criteria - Build and maintain a pipeline of prospective properties with key data points (price, cap rate, neighborhood, condition, listing age) - Communicate professionally with listing agents, buyer's agents, and brokers to request information, schedule showings, and follow up on offers - Coordinate due diligence activities including inspection scheduling, document collection, and title/escrow communication - Prepare and organize property analysis spreadsheets and comparison summaries - Track deal status from initial search through closing and ensure no steps fall through the cracks - Assist with onboarding newly acquired properties into the management system - Communication & Coordination - Draft and send professional emails and correspondence on behalf of ownership - Manage calendars and schedule calls/meetings with realtors, contractors, and vendors - Maintain an organized shared drive with property documents, contracts, and communications - Proactively flag issues, delays, or risks and recommend solutions Qualifications - 3–6 years of experience in US real estate property management or a closely related support role - Demonstrated experience supporting US rental operations remotely from the Philippines or a similar setting - Familiarity with US property acquisition processes including MLS searches, working with realtors, and transaction coordination - Excellent written and verbal communication skills in English — clear, professional, and prompt - Exceptional attention to detail with a track record of catching errors before they become problems - Highly organized with the ability to manage multiple properties and tasks simultaneously - Comfortable using Google Workspace (Gmail, Sheets, Docs, Drive) - Reliable high-speed internet connection and a dedicated, distraction-free work environment - Availability to work EST hours Preferred / Nice to Have - Experience with real estate investment analysis - Familiarity with US listing platforms: MLS access, Zillow Premier, Redfin, LoopNet, etc. - Background in transaction coordination or working alongside a US real estate team - Experience using CRM or deal-tracking tools (e.g., Podio, Monday.com, Airtable) - Prior experience with short-term rental (Airbnb/VRBO) management a plus What We're Looking For - Communicates proactively — you don't wait to be asked for updates; you send them - Follows through on every task — nothing slips through the cracks - Asks the right questions — you clarify before acting, not after - Writes clearly and professionally — tenants and realtors receive well-crafted, error-free correspondence - Is genuinely detail-oriented — you catch typos in lease amounts, discrepancies in invoices, and mismatched dates - Is resourceful — when you encounter a problem, you come with proposed solutions - Takes ownership — you treat the portfolio like it's your own Candidates who do not demonstrate direct US real estate experience will not be considered for this role.
