Role Description The Mitigation Coordinator follows established guidelines to manage a portfolio of defaulted loans and mitigates losses by negotiating with our borrowers, investors, and realtors to develop and implement appropriate solutions to avoid foreclosure. Determine strategies for resolution on severely delinquent loans. Utilize property evaluation skills to make recommendations to management for negotiated pay-offs, and charge-offs. Resolves title issues on properties listed for sale and deeds for lieu of foreclosure. - Contacts mortgagors and others as appropriate to negotiate and arrange resolution of defaulted loans. - Utilizes creativity in determining and recommending alternative collection or loss mitigation methods such as modifications, short sales, deeds in lieu of foreclosure, reinstatements, in the most cost effective manner. - Analyzes mortgagors for approval of HAMP or traditional modification. - Reports modification results to investors or federal agencies as required. - Implements approved alternative collections or loss mitigation methods. - Orders and evaluates property opinions (BPO, REO Appraisals), and assigns a reconciled value to determine feasibility of a short-sale, or charge-off. - Maintains required records for modifications, short-sales, deeds in lieu of foreclosure, and reinstatements. - Completes assignment of loans and determines if there is an alternative to foreclosure. - Preserves and secures vacant properties in a pre-REO status. - Maintains knowledge of foreclosure, modification, and collection laws and regulations of each state for the portfolio assigned. - Performs other duties as assigned. Qualifications - High school diploma or equivalent required. - Minimum 3 years of mitigation, collections and/or default servicing experience. - Strong negotiation skills. - Working knowledge of mortgage documents, real estate settlements, and foreclosure timelines/requirements. - Excellent verbal and written communication skills. - Demonstrates strong customer service skills. - Ability to work well in a fast-paced environment. - Demonstrated effective listening skills. - Detail oriented with strong organization skills. - Ability to work well on a team and focus on results. - Ability to speak and read Spanish fluently is a plus. - Experience working with Microsoft Windows applications. - Experience with MSP servicing system a plus. Role Description The Default Call Center Supervisor oversees day to day operations of the Mitigation and Loan Counseling teams, gives optimum service to all investors, and aids the Default Call Center Manager with all staff level duties. - Ensures team standards, individual metrics and call quality expectations are met for Loan Counselors/Mitigation Coordinators in accordance with investor guidelines and PHLs Quality Assurance Program. - Assists with monthly and quarterly quality review meetings with Loan Counselors/Mitigation Coordinators to ensure compliance with these standards. - Trains, supervises, and develops the Default Call Center staff to perform at the highest levels of accuracy and efficiency. - Motivates and encourages staff through positive communication and feedback to ensure the highest degree of customer service. - Coaches and develops staff to ensure the department maximizes quality service and customer retention. - Fosters, promotes and contributes to a positive team environment. - Assists Default Call Center manager in evaluating Default Call Center employees according to Company policy. - Monitors timely completion of written inquiries/complaints logged in complaint tracking system. - Provides information and research in timely manner to appropriate areas to facilitate responses. - Responds to escalated calls/answers team and borrowers questions in timely fashion. - Maintains policies and procedures. - Assists with development, documentation and implementation of new procedures in accordance with PHLs Procedure for Change Control. - Remains knowledgeable of Collection and Loss Mitigation investor requirements, CFPB requirements as well as collection laws and regulations. - Performs other duties as assigned. Role Description The Foreclosure Specialist is responsible for evaluating loans to determine if foreclosure is the best course for Planet Home Lending and its investors. This position will refer loans to approved attorneys and monitor to ensure foreclosure and bankruptcy activity meets timelines established by Planet Home Lending or its investors. Maintain state and regulatory compliance, as well as assist attorneys in responding to any defensive or litigated matter. - Evaluates loans to determine if foreclosure is the best course of action for Planet Home Lending and its investors. - Ensures pre-foreclosure requirements have been satisfied. - Refers accounts to approved Planet Home Lending attorneys to initiate and foreclose within established foreclosure timelines through conveyance. - Monitors attorney progress during the foreclosure process, instructing attorneys on activities to complete actions, facilitating timely document execution, and invoice processing. - Maintains foreclosure workstation tracking and coding, timely reporting of foreclosure milestones, and obtaining approvals as needed from the investors or agencies. - Upholds state and regulatory compliance prohibiting dual tracking, other foreclosure holds, and responding to complaints. - Knowledge of investor requirements to ensure the foreclosure actions are in full compliance with requirements. - Utilizes Planet Home Lending approved attorneys to defend, resolve and/or settle any counterclaims/defenses made by the mortgagors or third parties. - Other duties as assigned. Role Description The Senior Processor is responsible for the gathering and review of loan documentation that meets Federal, State, and Investor requirements to prepare for underwriting review and loan closure. As a Senior, this role mentors junior staff and assists with issue escalation. - Manages a pipeline of mortgage loans. - Reviews file submissions for accuracy and completeness. - Verifies that all required documents are properly located in the loan files. - Performs initial review of income, credit report, and assets to ensure lender guidelines are met. - Requests and follows up on all outstanding items with borrowers. - Trains and mentors processor staff. - Acts as issue escalation point of contact. - Elevates issues to manager as needed. - Maintains high level of customer service by being proactive in communicating with borrowers and team members. - Provides clear, effective communication with borrowers and team members when completing file-related activities. - Understands and ensures all compliance and regulatory requirements are adhered to according to federal and state laws and regulations as well as company guidelines. - Submits completed loan package to Underwriter for review and approval. - Submits completed loan package to Closing upon final review. - Ensures the loan origination system is kept up to date with current and accurate information. - Miscellaneous duties as assigned. This role is responsible for overseeing Capital Markets activities including but not limited to the company’s mortgage-related investment activities such as the buying and selling of mortgage-backed securities (MBS) and other mortgage-related assets, buying / selling activities of whole loans and support thereof. This position requires a deep understanding of the Business Purpose secondary mortgage market, excellent analytical skills, and the ability to make strategic decisions to maximize returns and manage risk. The position requires previous experience and relationships in business purpose lending and proven relationship strategies. Essential Duties and Responsibilities - Supports the development and execution of mortgage capital markets strategies to optimize the company's mortgage-related investment portfolio and support its growth objectives. - Assists in analyzing market trends and economic data to identify investment opportunities and risks in the mortgage market. - Assists in managing the buying and selling of mortgage-backed securities (MBS) and other mortgage-related assets, including pricing, trading, and hedging strategies.. - Supports in monitoring and managing the company's exposure to interest rate risk and other market risks related to its mortgage investments. - Provides regular reports and updates to senior management on the company's mortgage capital markets activities and financial performance. - Collaborates with other departments, such as finance, risk management, and legal, to support the company's overall financial strategy. - Assists in developing and maintaining relationships with mortgage originators, brokers, and other market participants to facilitate the company's mortgage-related investment activities - Ensures compliance with relevant regulations and internal policies related to mortgage capital markets activities - Provides leadership to staff to include, but not limited to, development, performance management and training. - Performs miscellaneous duties as assigned. Position Requirements Education - Bachelor's degree in Finance, Economics, or related field required. - Advanced degree (MBA, MSF) preferred Experience - Minimum of 5 years’ experience with capital markets in the business purpose lending industry. Functional/Technical Skills - Strong understanding of the mortgage market, including mortgage products, mortgage-backed securities, and mortgage-related derivatives. - Proven track record of developing and executing successful mortgage capital markets strategies. - Excellent analytical and problem-solving skills, with the ability to make sound financial decisions. - Strong communication and interpersonal skills, with the ability to interact effectively with senior management and external stakeholders. - Knowledge of relevant regulations and compliance requirements in mortgage capital markets. - Proficiency in financial modeling and analysis software. - Proficient user of Microsoft Office applications Environmental/Physical Demands Work is typically performed in a standard office environment.
