Role Description Responsible for effectively managing the construction to permanent servicing portfolio and assisting with timeline and process exception requests. Acts as the single point of contact with loan officers or sales associates during the pre-close period of the process. - Provide oversight and governance of the servicing construction lending portfolio. - Report progress and impediments to the pipeline while focusing on at risk and off track builders and clients. - Assist with exception requests through inclusion of all appropriate parties (credit risk, loan officer, builder, etc.). - Identify and communicate adverse issues, trends or inefficiencies to management and other lines of business along with proposed solutions; contribute to agreed upon resolutions. - Build and maintain relationships with internal and external business partners, managing expectations and accountability. - All other duties as assigned. Role Description Responsible for the evaluation and qualification of loans inclusive of Conforming, High Balance, Jumbo, FHA, VA, program(s) for compliance with the requirements of the applicable agency; hold and maintain direct endorsement certification with HUD, VA LAPP/ SAR designation. Also responsible for the review of conforming and non-conforming mortgages to determine compliance with applicable state and federal regulations, investor guidelines and credit union standards with expanded authority to $2,000,000. Review and analyze submitted loans for capacity, capital, collateral, character and condition while upholding fair lending practices. This includes ensuring that loan requests meet program and product specifications or counteroffer to a product and/or program when appropriate. Communicate decision (approval, counteroffer, suspense, denial) to applicable individuals within the department. Manage application turn time by executing credit decision according to the measurement set by department manager; meet targets. Support Underwriters, Processors and Home Loan Advisors as needed with scenarios and loan structuring. Qualifications - Successful completion of High School curriculum is required. - College degree or equivalent a plus. - 3 years minimum, current FHA experience with DE, VA experience with LAPP/ SAR designation. - 10 years minimum of responsible real estate lending experience with a financial or banking institution performing underwriting analysis and functions. - Strong customer/member service relations skills, oral and written communication skills. - Current working knowledge of the real estate mortgage industry, mortgage loan process, FNMA, and FHLMC and guidelines. - Typing, ten key, personal computer to include navigation of internet and facsimile machines. - Updated training provided through seminars, webinars and weekly coaching as Compliance, policies, procedures, or work processes dictate change. - Ability to effectively communicate policy/procedures to staff to assist the supervisor and or manager with training. Requirements - Underwrite loan files received daily according to Federal Housing Administration (FHA), Veteran Affairs (VA), agency, investor and credit union policy and procedures. - Originate and validate FHA and VA insured loans utilizing the U.S. Department of Housing and Urban Development’s (HUD) direct online system, FHA Connection and VA Portal, as applicable. - Review and sign off underwriting conditions in accordance to credit union policy while maintaining established turn times. - Maintain a thorough understanding of state and federal laws and regulations related to credit union compliance including bank secrecy and anti-money laundering laws appropriate to the position. - Current knowledge of Conforming, High Balance, Jumbo, FHA, VA secondary market requirements regarding credit, income, disclosure and property. - Ability to analyze tax returns, credit and appraisal reports, fraud detection and other property or income related reports and documentation. - Complete second level review on loans that exceed standard underwriter authority. - Prepare loans and deliver loans for SVP, EVP, CEO or Board approval as outlined in the credit union lending authority guideline. - Review and approve insurance loss drafts, easement, lot line adjustment, and partial release drafts for portfolio loans as assigned by the Underwriting Manager. - Organize and prioritize daily workload to ensure compliance to credit union policy, procedures and established turnaround times. - Communicate and interact with all pertinent vendors, servicers, agencies, investors, staff, and members. - Maintain a current working knowledge of mortgage industry and credit union standards and trends. - Monitor and resolve any quality control or insuring issues on relevant files in a timely manner to prevent delays. - Work with management to implement procedures to prioritize work within the underwriting and processing area as volume dictates. - Ability to work closely with originations and operations staff to ensure compliance with guidelines and policies of credit union and agency. - Assist supervisor or manager with training of staff members. - Assist supervisor or manager with prioritizing workflow as directed. Role Description We are currently seeking a Mortgage Loan Underwriter to join Kirtland Credit Union! This is a regular, full-time position that is fully remote based on geographical location. This is what we would like you to do: - Responsible for creating an exceptional member experience, including developing, maintaining, and enhancing member relationships. - Responsible for problem resolution resulting in win-win for the member and the Credit Union. - Perform a broad variety of member service functions, including teller transactions, cash handling, account maintenance, and opening new accounts. - Generate product/service referrals for consumer loans, credit cards, and KFS services. - Educate and provide members with Credit Union products and services, identifying what is best for the Member. - Support the credit union’s mission, vision, strategic goals, quality initiatives, and service standards. - Provide exceptional internal and external member service. Primary Job Duties: - Assumes responsibility for reviewing appraisals and ensuring that determined values are well documented. - Assumes responsibility for accurately evaluating the credit worthiness of potential borrowers. - Evaluates applicant's employment history, ensuring that the probability of continued employment is good. - Verifies at least two years of employment history and ensures that all income used in qualifying is expected to continue for at least 3 years or meets secondary marketing guidelines. - Evaluates likelihood of job tenure and assesses overtime, bonuses, and commissions used to qualify. - Analyzes tax returns and balance sheets of self-employed applicants. - Evaluates the adequacy of the applicant's income and the probability that the member will be able to meet expected financial obligations. - Assesses family support requirements and compares previous housing expenses with proposed expenses. - Examines income trends and determines possibilities for increased income in future years. - Assesses potential borrower's assets, ensuring that assets meet closing requirements and are derived from acceptable sources. - Reviews borrower's credit, including the manner in which obligations have been met and financial affairs managed. - Investigates derogatory credit and ensures that all previous mortgage histories are rated and all debts are appropriately listed and rated. - Orders private mortgage insurance in compliance with PMI guidelines. - Completes all underwriting functions in accordance with various program requirements, Credit Union standards, and related legal and regulatory requirements. - Completes related documentation and reports, maintaining files and ensuring their completeness. - Ensures that all lending conditions have been satisfactorily met prior to closing. - Ensures the marketability of closed loans and the safety of Credit Union assets. - Establishes and maintains effective communication and coordination with Credit Union personnel and management. - Establishes and maintains professional working relations with members and external lending professionals and governmental agencies. Qualifications - High school diploma required. - Bachelor’s degree in business or related field preferred. Requirements - Three years of directly related experience in the credit field required. - DE (Direct Endorsement) qualification from housing and urban development and can underwrite and approve government loans required. - Licensed Mortgage Underwriter with direct experience operating under the LAPP/SAR authority, actively issuing Notices of Value (NOVs) within the past year required. - Proven expertise reviewing, analyzing, and approving residential appraisals in compliance with Fannie Mae guidelines preferred. - Extensive experience utilizing Desktop Underwriter (DU) for automated underwriting decisions, risk assessment, and loan eligibility validation preferred. - Strong background in credit, income, asset, and collateral analysis to support sound underwriting decisions preferred. - Demonstrated ability to ensure regulatory compliance, maintain quality control, and mitigate lending risk preferred. - Two years of Financial Institution experience preferred. - Experience in general mortgage or real estate lending required. - Experience with calculating loan-to-value and debt to income preferred.
