Mortgage Loan Closing Specialist

• Take ownership of all tasks and challenges in assigned position • Create and generate the Closing Disclosure and mortgage closing documents • Review documents for loan funding and ensure loans meet all requirements and regulations • Maintain compliance with SouthState Bank Corporate Code of Conduct and Ethics and all regulatory requirements • Obtain all required information to complete the Closing Disclosure (CD) and deliver it within required timeframes • Perform Mavent run, review and clear as necessary • Communicate with settlement agents/attorneys and review title requirements and exceptions • Review documentation in the loan system or enter data into the loan system • Prepare closing instructions and review required loan documentation and Closing Disclosure for accuracy
Job Requirements
- High school diploma or equivalent
- 2 – 4 years residential mortgage lending experience
- 2 – 4 years residential mortgage loan closing experience
- Working knowledge of Encompass LOS preferred, but not required

Role Description Responsible for effectively managing the construction to permanent servicing portfolio and assisting with timeline and process exception requests. Acts as the single point of contact with loan officers or sales associates during the pre-close period of the process. - Provide oversight and governance of the servicing construction lending portfolio. - Report progress and impediments to the pipeline while focusing on at risk and off track builders and clients. - Assist with exception requests through inclusion of all appropriate parties (credit risk, loan officer, builder, etc.). - Identify and communicate adverse issues, trends or inefficiencies to management and other lines of business along with proposed solutions; contribute to agreed upon resolutions. - Build and maintain relationships with internal and external business partners, managing expectations and accountability. - All other duties as assigned. Role Description Responsible for the evaluation and qualification of loans inclusive of Conforming, High Balance, Jumbo, FHA, VA, program(s) for compliance with the requirements of the applicable agency; hold and maintain direct endorsement certification with HUD, VA LAPP/ SAR designation. Also responsible for the review of conforming and non-conforming mortgages to determine compliance with applicable state and federal regulations, investor guidelines and credit union standards with expanded authority to $2,000,000. Review and analyze submitted loans for capacity, capital, collateral, character and condition while upholding fair lending practices. This includes ensuring that loan requests meet program and product specifications or counteroffer to a product and/or program when appropriate. Communicate decision (approval, counteroffer, suspense, denial) to applicable individuals within the department. Manage application turn time by executing credit decision according to the measurement set by department manager; meet targets. Support Underwriters, Processors and Home Loan Advisors as needed with scenarios and loan structuring. • Provide Service Excellence to members during all aspects of the loan origination process for Consumer Loans and Mortgages • Answer inbound phone calls in a high-volume contact center • Efficiently assist members with inquiries about DCU loan products, the application process and other calls related to loan questions • Proficiently originate and process consumer loan applications for automobiles, personal loans, and credit cards • Review credit reports and determine loan eligibility through automated underwriting and/or Loan Officer review • Review required applicant documentation including income verification, purchase agreements etc. • Adhere to borrower/lender compliance requirements and DCU’s internal policies and procedures • Complete required trainings on compliance, DCU products/services and lending guidelines • Support DCU’s Success Sharing Goals by referring and cross selling other DCU products and services • Achieve job expectations for schedule adherence, call efficiency, sales goals and other metrics • Soon become registered through the Nationwide Multistate Licensing System to obtain Mortgage Loan Originator licensing • Answer general questions for and originate Mortgage and Home Equity applications • Participate in performance development by being receptive to constructive coaching feedback from Assistant Managers, Performance Leads and Senior Specialists • Foster teamwork and strive to strengthen relationships between the Information Center Staff and staff in DCU’s support departments • Accurately process transactions, file maintenance and all other member requests • Make process improvement recommendations in an effort to improve the efficiency of operations in the Information Center and/or other areas of the Credit Unions • Perform other job-related duties as assigned or requested.
