Job Description
Mortgage Loan Originator
Tilson Homes
Role Description Wagon Hill Home Loans is hiring a Mortgage Loan Originator (Builder / Construction-to-Perm Specialist). This is not a traditional mortgage role. As the dedicated lending partner to Tilson Homes, you will operate at the intersection of homebuilding and mortgage banking—helping customers finance custom homes built on their own land. You will engage customers early in their journey—pre-qualifying them and understanding their financial goals before construction begins—and remain their trusted advisor through completion, ultimately delivering the permanent financing that pays off the interim construction financing provided by Tilson. This remote role offers a consistent flow of builder-referred business, deeper customer relationships, and the ability to differentiate through expertise—not just rate. Responsibilities - Engage Early & Pre-Qualify - Meet customers at the start of their homebuilding journey to assess qualifications and align financing with their goals. - Own the Relationship - Serve as the primary mortgage advisor from initial consultation through closing. - Execute Construction-to-Perm Loans - Structure and originate the permanent financing that replaces interim construction funding. - Drive Confidence & Affordability - Clearly communicate options, payments, and strategies so customers can move forward with confidence. - Partner with Builder Sales Teams - Collaborate with Tilson sales to integrate financing into the homebuying process and improve conversion. - Ensure a Smooth Process - Coordinate with processing, underwriting, and closing to meet timelines and deliver a seamless experience. - Maintain Compliance - Ensure all loans meet regulatory and company standards with accuracy and quality. What Sets This Role Apart - Early influence in the customer journey + full-cycle loan execution - Built-in lead flow from a builder partnership - Specialized focus in construction-to-perm lending - Direct impact on home sales and customer experience Qualifications - Experience: 2+ years in mortgage origination (construction or builder lending preferred) - Licensing: Active NMLS license (Texas required; additional states a plus) - Knowledge: Conventional, FHA, VA, and construction-to-perm lending - Consultative Approach: Ability to guide customers through complex decisions - Collaboration: Comfortable working closely with builder sales teams - Communication: Clear, proactive, and customer-first mindset Benefits - We believe financing should enable homeownership—not complicate it. - In partnership with Tilson Homes, we provide a more thoughtful, transparent, and customer-focused lending experience tailored to how homes are actually built.
