ALL REMOTE POSITIONS REQUIRE A DOWNLOAD SPEED OF NO LESS THAN 100 MBPS. Job Title: Non-QM Senior Underwriter Reports To: Non-QM Underwriting Team Lead/ AVP of Non-QM Underwriting FLSA Status: Non-Exempt Department: TPO Underwriting Division: TPO Salary Range: $105K to $125K per year Summary: Responsible for reviewing complex Non-QM mortgage applications, analyzing the applicants credit history, employment history, income, assets and collateral to access risk and make a final loan decision. Duties and Responsibilities: - Complete thorough manual analysis of mortgage loan files to determine compliance with company guidelines, matrices, and procedures. - Analyzing loan risk and requesting additional documentation as necessary. - Calculate the borrower’s income and analyze their ability to repay the mortgage obligation. Candidate must be familiar with not only traditional income doc types, but also non-traditional doc types offered in Non-QM (bank statements, P&L, asset depletion, DSCR Cash Flow). - Reviewing loan conditions as resubmitted. - Making loan eligibility decisions by approving or rejecting loans, documenting the loan file appropriately and communicating the decisions effectively to all necessary parties. - Maintain company productivity, service level and turn-time standards. - Communicate effectively with sales, business partners (Brokers/NDC Clients), and internal team members. - Respond to audits and post-closing issues in a timely manner. - Maintain working knowledge of Non-QM, TPO and/or NDC guidelines and policies. - Request exceptions and scenarios as needed. - Mentor operations staff on underwriting deficiencies and calculation errors. - Performs other related duties as assigned. Role Description The Campaign Optimization Growth Advisor will be responsible for growing revenue for the SMB Strategic book of business within the North America market. This will be achieved by the launch and optimization of Promoted Listings campaigns on behalf of a designated allocation of priority sellers on the eBay NA platform. This advisor will be an expert of the expanded eBay Advertising portfolio (PLG, PLP, PO, PS) and will create plans based on sellers’ objectives & budgets to drive sales and advertising revenue growth. The advisor will demonstrate a key partnership approach with the NA SMB Strategic Account Management team to optimize our evolving go to market strategy, and bolster positive revenue growth impact for our sellers and the eBay platform. They will develop trusted operational relationships with our Business Unit stakeholders, and will be at ease reporting into multiple organizational hierarchies including Global Customer Experience (GCX), Global Seller Development (GSD), and Global Advertising. You will assess borrower risk based on alternative documentation, ensure compliance with company policies and investor guidelines, and play a key role in decision-making for loan approvals. This role is remote with the ability to work from any state in the U.S. What You’ll Do - Manually underwrite mortgage loan transactions submitted by our Correspondent and Wholesale lending clients to company and investor credit guidelines. - Perform quality control audits of our third-party vendor to ensure mortgage loans meet all company and investor credit guidelines and requirements. - Review loan scenarios and communicate purchase/funding eligibility requirements to our Correspondent and Wholesale lending clients. - Collaborate with internal staff (e.g., Underwriters, Account Managers, Processors, Closers, Operations Management, etc.) of our correspondent lending clients, brokers, and third-party vendors throughout the review process to clear purchase/funding eligibility conditions. - Work closely with processing staff to clear loan conditions throughout the process. - Assist in handling loan-level credit and compliance questions & issues and in the preparation and dissemination of updated mortgage underwriting and compliance standards and procedures. - Analyze loan applications and conduct financial due diligence to assess the creditworthiness of borrowers and the risk associated with the loan. - Evaluate multi-family properties to determine their market value, condition, and potential for generating rental income. - Review financial statements, rent rolls, and property operating data to ensure that the property’s income can cover loan payments and expenses. - Collaborate with account executives, clients, and stakeholders to gather necessary information and provide feedback on loan applications. - Recommend loan structuring and terms that mitigate potential risks while meeting the needs of borrowers and lenders. - Make informed decisions about whether to approve, deny, or modify loan applications based on comprehensive analysis and risk assessment.
