In this role you will plan, direct, and coordinate activities of a variety of projects executing the services requested by a client. These services can include all phases, or portions, of a project including pre-design, design, procurement, construction, and post construction. Project Manager will be responsible for overseeing and managing the planning, design, and/or construction of capital projects for new construction as well as renovations for a variety of project types in the Public Safety market sector, Healthcare, School and University, Department of Corrections and Private Development. May provide oversight for junior staff such as assistant project managers or project engineers, depending on the project size and type. In each case, the Project Manager will serve as the primary point person advising the client with respect to managing teams of professionals through the planning, design, procurement, construction and closeout phases. This position will require a combination of remote work, on-site facility assessments, end-user meetings and on-site construction management of general contractors and subtrades. The successful candidate will be required to have a valid driver's license and vehicle to conduct local site observations visits. Travel is limited to within the Chicago metropolitan area. Role accountabilities: - Lead ARCADIS project team, working collaboratively with the Client and balance of project team - Develop project-specific preliminary construction phasing, constructability, and work plans; - Prepare total project budget and schedule in order to ensure approval by the owner-client; - Develop project schedule identifying project milestones and critical path to be provided to all members of the project team; - Manage design consultants through all design deliverable milestones, including submissions and review by all stakeholders; - Engage and manage all project consultants/contractors (environmental, geotechnical, survey, material testing, architect etc.) to ensure project complies with contractual requirements; - Knowledge and proficiency wil multiple methods of contracting and procurement of services: Design Bid Build, Design Build, CM at Risk, Job Order Contracting - Develop/Monitor budgets, cost estimates for both hard and soft costs, value engineering process, cash flow development and analysis, Vendor invoicing review and processing or pay applications. - Develop/Monitor project schedules, including master schedules, design schedules and construction schedules. - Assist client in procurement process for consultants, contractors, and other vendors required for a project. - Assist Client in contract negotiations for project team members - Assist/Manage document controls process. - Have technical experience to review/evaluate design documents for completeness, constructability, and general oversight. - Participate in value engineering efforts. - Observe and monitor design team & contractor team to ensure that the project is being completed in accordance with Client’s established project(s) goals. - Manage/monitor change order management process - Complete project progress reports on regular (Monthly, Weekly, daily) basis as required by Client/Project. - Assist in developing and maintaining cost control process, including cost projections - Attend and/or chair project site meetings. Prepare & issue minutes of all site meetings - Monitor safety and ensure that the requirements both ARCADIS and Client are being met. - Review and advise Client on all change orders - Review & monitor monthly payment requests from Contractor, consultants and vendors on behalf of Client - Assist in managing FFE procurement, expediting and installation if required by Client - Assist in Project Closeout process. - Participate in growing buildings practice in Chicago - Assist in new project pursuits - Mentoring/training of Assistant Project Managers - Participate in career growth via training program Qualifications & Experience: - Bachelor’s degree in Engineering, Architecture, Construction Management, or related field - A minimum of 10 years of construction management or project management experience - Experience with a web-based projects - Proficiency in the use of Microsoft Office products, Adobe Acrobat and Bluebeam. - The ability to use or learn various types of design/project management software such as: AutoCAD, BIM, Primavera 6, Procore and program management information systems such as e-Builder preferred.
