Role Description To proactively grow the agency’s rent roll by identifying new business opportunities, converting inbound/outbound leads into management contracts, and building long-term investor relationships. The Contractor retains control over their schedule, methods, and workflow, while aligning with the brand guidelines and high-performance standards of the agency. - Lead Generation & Prospecting: Proactively identify and contact potential landlords through cold calling, door knocking, and strategic networking with local business channels (mortgage brokers, solicitors, developers). - Regional Collaboration: Operate effectively across multiple pillars and Southern California franchise locations. - Listing Presentations: Conduct professional market appraisals and pitch property management services directly to real estate investors. - Fee Negotiation: Finalize management fees and contract terms, balancing agency profitability targets with market competitiveness. - Investor Advisory: Serve as the local market subject matter expert on rental trends, landlord-tenant laws, and property ROI optimization (e.g., advising on value-add renovations). - Strategic Networking: Build a recurring "referral engine" by representing the brand at community events, local business associations, and industry seminars. - Seamless Onboarding: Coordinate with regional Property Management teams to execute a warm, thorough client handoff once a management contract is executed. Qualifications - Licensing: Must hold an active, valid Real Estate License with the California Department of Real Estate (DRE). - Experience: 2–3+ years of proven success in real estate sales, leasing, or property management business development. - Technical Skills: Proficiency with industry CRM software (e.g., LeadSimple) and modern digital property appraisal tools. - Business Autonomy: A true self-starter capable of managing their pipeline independently without a daily directive; holds the explicit right to retain independent administrative support or services to meet volume goals. - Soft Skills: High emotional intelligence (EQ) to navigate investor anxieties; exceptional relationship-building, negotiation, and closing capabilities. Requirements - Performance Metric: New Managements: 10–15 signed properties per month (varies by territory). - Appraisal Volume: 20–30 rental appraisals conducted per month. - Conversion Rate: 40%–60% of appraisals successfully converted to contracts. - Response Time: 100% of warm leads contacted within 2 hours of inquiry. Compensation Structure - Monthly Retainer / Draw: $3,000 to $4,000 per month (Base service commitment). - Property Placement Tiers: - 3 or less doors/month: $100 per door count - 6 or less doors/month: $150 per door count - 7 or more doors/month: $300 per door count - Ongoing Residuals: 10% of collected Management Fees for the first 12 contract months. - Realty Sales: 85% of collected commission. - Acquisition Support & Special Projects: As mutually agreed upon prior to execution of work. - Compensation upon Referral Source and Termination: - If a lead is provided directly from an internal PM to the BDM, this fee is split 50/50 with office. - ALL Management Commissions shall cease upon termination of the agreement. - ALL Sales and Placement Commissions established under this agreement shall be processed herein unless otherwise agreed to in writing. - All Commissions are based on the amount received by the CORPORATION. The BDM role is perfect for someone who enjoys the "thrill of the hunt" in sales but prefers the stability of the property management sector over the volatility of residential sales.
