Role Description Velocity Vehicle Group (VVG) is seeking a Commercial Real Estate Manager to lead the strategy, management, oversight, and optimization of our national real estate portfolio. This role will be responsible for overseeing all lease administration issues including lease negotiations, renewals, subleasing efforts, and real estate transactions across our dealerships and operational footprint. Reporting directly to the Chief Operating Officer, this individual will play a critical role in ensuring our real estate strategy aligns with VVG’s core pillars of Speed, Value, and Trust, while supporting operational growth, cost efficiency, and long-term scalability. Job Duties - Real Estate Strategy & Portfolio Management - Manage VVG’s national portfolio of commercial properties, including dealerships, service locations, warehouses, and operational sites. - Develop and execute real estate strategies aligned with business growth and market expansion. - Evaluate current footprint and recommend opportunities for consolidation, growth, expansion, or relocation. - Assist with Real Estate aspects of Mergers and Acquisition and due diligence. - Lease Negotiation & Transactions - Coordinate cross-functional process for evaluating lease renewals. - Lead negotiations for new leases, renewals, amendments, and terminations. - Structure favorable lease terms, including rent, concessions, and exit strategies. - Manage and execute sublease opportunities to optimize underutilized space. - Partner with brokers and legal counsel on complex transactions. - Financial Oversight & Cost Optimization - Analyze lease terms, operating expenses, and market conditions to drive cost savings. - Develop and manage real estate budgets, forecasts, and financial models. - Identify opportunities to reduce occupancy costs and improve portfolio efficiency. - Conduct rent, CAM, and tax audits. - Own the tracking, calculation, and verification of all rent, CAM, and property tax obligations; ensure accuracy of amounts due and proactively communicate payment requirements and timing to Finance for execution. - Stakeholder & Vendor Management - Serve as the primary point of contact and maintain strong relationships with landlords, brokers, and external real estate partners. - Collaborate cross-functionally with Operations, Legal, Finance, and Executive Leadership. - Ensure strong relationships that support VVG’s reputation and business objectives. - Compliance & Administration - Maintain accurate lease documentation, critical dates, and reporting tools. - Ensure compliance with lease terms, company policies, and applicable regulations. - Implement and improve systems for lease tracking and portfolio management.
