Role Description Velocity Vehicle Group (VVG) is seeking a Commercial Real Estate Manager to lead the strategy, management, oversight, and optimization of our national real estate portfolio. This role will be responsible for overseeing all lease administration issues including lease negotiations, renewals, subleasing efforts, and real estate transactions across our dealerships and operational footprint. Reporting directly to the Chief Operating Officer, this individual will play a critical role in ensuring our real estate strategy aligns with VVG’s core pillars of Speed, Value, and Trust, while supporting operational growth, cost efficiency, and long-term scalability. Job Duties - Real Estate Strategy & Portfolio Management - Manage VVG’s national portfolio of commercial properties, including dealerships, service locations, warehouses, and operational sites. - Develop and execute real estate strategies aligned with business growth and market expansion. - Evaluate current footprint and recommend opportunities for consolidation, growth, expansion, or relocation. - Assist with Real Estate aspects of Mergers and Acquisition and due diligence. - Lease Negotiation & Transactions - Coordinate cross-functional process for evaluating lease renewals. - Lead negotiations for new leases, renewals, amendments, and terminations. - Structure favorable lease terms, including rent, concessions, and exit strategies. - Manage and execute sublease opportunities to optimize underutilized space. - Partner with brokers and legal counsel on complex transactions. - Financial Oversight & Cost Optimization - Analyze lease terms, operating expenses, and market conditions to drive cost savings. - Develop and manage real estate budgets, forecasts, and financial models. - Identify opportunities to reduce occupancy costs and improve portfolio efficiency. - Conduct rent, CAM, and tax audits. - Own the tracking, calculation, and verification of all rent, CAM, and property tax obligations; ensure accuracy of amounts due and proactively communicate payment requirements and timing to Finance for execution. - Stakeholder & Vendor Management - Serve as the primary point of contact and maintain strong relationships with landlords, brokers, and external real estate partners. - Collaborate cross-functionally with Operations, Legal, Finance, and Executive Leadership. - Ensure strong relationships that support VVG’s reputation and business objectives. - Compliance & Administration - Maintain accurate lease documentation, critical dates, and reporting tools. - Ensure compliance with lease terms, company policies, and applicable regulations. - Implement and improve systems for lease tracking and portfolio management. Qualifications - Bachelor’s degree in Real Estate, Business, Finance, or related field (preferred). - 5–10+ years of experience in commercial real estate, lease management, or corporate real estate. - Proven experience negotiating complex, multi-site commercial leases. - Experience managing a national or multi-state portfolio preferred. - Strong financial acumen with experience in budgeting and cost analysis. - Excellent negotiation, communication, and stakeholder management skills. - Experience in property management and/or construction management preferred but not required. Compensation - $110,000-$115,000 annual salary. • Work with product managers and engineers to improve the adoption of FMX’s products and design new products to solve real customer problems • Shape designs that fit the business appetite for a project while holding true to user needs • Co-build AI-accelerated coded prototypes with developers to validate solutions with customers • Use AI-powered design and prototyping tools to rapidly explore workflows, UI patterns, and content variations while maintaining strong design judgment • Translate rough concepts into testable artifacts quickly • Partner with concept builders during build-time to ensure UX quality across states • Design natural language and automated experiences for FMX’s AI-powered tools • Plan and run rapid usability testing on concept builds • Contribute to and help shape our existing design patterns and systems • Mentor other designers and provide constructive feedback on their work • Participate in design critiques and present your work to customers, prospects, stakeholders, and FMX leadership • Stay up-to-date with industry trends and best practices in UX and Product design • Contribute to the development of product strategy and help drive the direction of specific product areas

• Establish and maintain the UX/UI development roadmap, upholding the vision of the game by understanding its product and player needs, working with the Game Director • Proactively represent UX/UI in discussions, feature prioritization, and goal creation, ensuring the UX/UI and player experiences effectively support aspects of the game such as core gameplay mechanics, social mechanics, monetization strategies, live events, and player progression systems • Collaborate with the Art Director to capture the look and feel of the user interface, communicating the direction, feedback and thoughts to the UX/UI team • Deliver functional wireframe specs, user flow diagrams, information architecture, interactive prototypes and more to drive alignment on UX/UI vision to cross-functional teammates • Design from first principles, through deeply understanding the game genre, analyzing competitive references, actively participating in playtesting sessions, and collaborating with User Research to uncover player needs and motivations, and address usability concerns • Establish and maintain robust UX standards and best practices across the studio in coordination with the UX/UI department, encompassed by UX/UI pillars, design systems, pipelines, and component libraries to enhance development efficiency, consistency, and quality • Build and maintain a healthy UX/UI team through managing, staffing planning, hiring, and exdev management, embracing a “we” culture
