Role Description Assist management in the planning and coordination of activities and projects necessary to secure and maintain zoning approvals, provide feasibility and risk analysis for proposed business decisions, and ensure compliance of owned communication facilities. What You Will Do – Primary Responsibilities - Zoning Due Diligence Process for Merger & Acquisition (M&A) Sites - Create and prepare zoning information data forms for all acquired communication towers for review and approval by the Zoning Manager. - Provide zoning assistance to M&A for communication towers proposed for purchase. - Compile existing zoning documentation and/or obtain outstanding zoning documentation from regulatory jurisdictions to complete due diligence. - Coordinate with regulatory jurisdictions to provide solutions to complete zoning due diligence such as final inspections, expired permits and code enforcement issues. - Compose applicable zoning due diligence letter for jurisdictional sign off when zoning documentation is not available. - Establish and maintain the Property Management Database structure page for newly purchased communication facilities and input zoning data. - Maintain “Letter of Appreciation” Program. - Zoning Applications - Project management for sites requiring zoning approval renewals using CRM Zoning software. - Conduct research to obtain appropriate Code of Ordinance requirements for the construction, ongoing collocation or modification opportunities for communication facilities. - Assist with preparation of all necessary zoning applications and supporting documentation including written site description, justification for site plans and sketches, map, photo simulations and public hearing notification. - Coordinate with jurisdiction as necessary. - Prepare drafts of zoning correspondence to jurisdictions. - Requests for zoning information for tower modifications, i.e. Drop/Swap, Lighting Changes, Tower Extensions, and Compound Expansions. - Conduct research to obtain appropriate jurisdiction requirements for proposed changes to include lighting, fencing and permitting requirements. - Additional Compliance Department Responsibilities - Manage the Zoning CRM system for zoning approval renewals and zoning actions. - Manage outside consultants during zoning processes. - Review existing Land Development and Zoning Code regulations from municipalities across the United States. - Perform analysis of wireless telecommunication facilities ordinances. - Assist with conducting site research and prepare analysis report related to zoning and land use viability of tower sites. - Address inquiries from other departments related to planning and zoning matters. - Miscellaneous - Create forms to track status of sites. - Provide administrative assistance such as check requests, Federal Express preparation, etc. - Create electronic copies of non-user friendly jurisdiction zoning applications. - Other projects and duties as assigned. Qualifications - H.S. Diploma/GED; Bachelor’s degree preferred. - 0-2 years customer service/administrative support experience. - Demonstrated knowledge and intermediate proficiency working with Microsoft Office Suite software including Microsoft Word, Microsoft Excel, Microsoft PowerPoint and Microsoft Outlook. Requirements - Ability to stoop, bend, kneel or crouch. - Ability to stand, walk and sit. - Ability to reach with hands and arms. - Visual ability correctable to 20/20. - Sitting up to 90% of the day. - Ability to respond verbally in an understandable, professional manner in person and over the telephone. - Manual dexterity to input data into the computer and the calculator and operate the equipment listed above. - Ability to lift up to 15 pounds. Work Environment - Office/Cubicle workspace. - Moderate noise level.
