Role Description We are seeking a Preconstruction Estimator to support high-end renovation projects in a fully remote environment. This role focuses on delivering accurate, defensible cost estimates through detailed digital takeoffs, technical analysis, and close virtual collaboration. The ideal candidate will review architectural, structural, and MEP drawings, analyze complex renovation scopes, and evaluate existing conditions using provided documentation and photos. You will work closely with architects, subcontractors, and internal project managers, managing RFIs, leveling bids, and supporting competitive and accurate project pricing. Key Responsibilities - Perform detailed digital quantity takeoffs using PlanSwift or similar estimating software. - Review and interpret architectural, structural, and MEP drawings and specifications. - Identify scope gaps, inconsistencies, and missing disciplines in renovation projects. - Develop accurate conceptual estimates, ROM budgets, and fully detailed bid proposals. - Manage and document the RFI process with architects, engineers, and designers. - Solicit, analyze, and level subcontractor bids to ensure complete and comparable pricing. - Normalize subcontractor quotes, identify exclusions, and support complete buyout packages. - Prepare material lists for procurement and assist with buyout coordination. - Benchmark project costs using $/SF historical data to validate budget alignment. - Propose value engineering alternatives that reduce cost without compromising design intent. - Maintain organized digital project files, bid logs, and RFI documentation. - Build and maintain strong remote relationships with subcontractors and vendors. Qualifications - 2+ years of experience in preconstruction estimating, preferably in commercial or high-end residential renovation. - Expert ability to read and interpret architectural, structural, and MEP drawings (REQUIRED). - Advanced proficiency with PlanSwift or similar digital takeoff software (REQUIRED). - Advanced proficiency in Microsoft Excel (REQUIRED) for cost analysis, bid leveling, and modeling. - Strong understanding of construction methods, sequencing, and assemblies. - Proven experience with subcontractor bid analysis and scope review. - Solid technical knowledge of mechanical, electrical, and plumbing (MEP) systems. - English Level: B2+ (written and spoken) Preferred Skills & Attributes - Experience developing Rough Order of Magnitude (ROM) estimates during early design phases. - Strong negotiation skills to challenge subcontractor pricing while maintaining positive relationships. - Assertive relationship-building skills with trade partners and suppliers. - Ability to perform well under pressure during competitive bid cycles. - Interest in professional growth, mentorship, and developing into a senior estimator role. • Prepare detailed schedules and contribute to their integration into the overall project schedule • Prepare tender documents, including the technical and organizational scope of Requests for Quotation (RFQs) for subcontracted works • Lead technical and organizational discussions with selected subcontractors • Actively participate in tendering activities and cross functional teams (planning, HAZID, etc.) • Participate in meetings with customers within the assigned scope of responsibility • Ensure effective handover from ITO to OTR (Order to Remittance) within the assigned scope • Contribute to the management of the M&E supplier panel, including qualification processes and site visits • Prepare the technical and organizational scope of RFQs for subcontracted works, upon request of site managers • Lead interactions with selected subcontractors during the execution phase • Participate in Hazard Identification (HAZID) meetings • Review EHS behavior and organizational aspects during site visits to potential subcontractors • Actively contribute to defining and implementing EHS improvement actions within the scope of activities • Comply with all applicable quality procedures, work instructions, and processes • Initiate and participate in continuous improvement actions related to construction processes, tools, and documentation.

Role Description The Estimator is responsible for preparing accurate and timely cost estimates for construction projects. This role involves: - Analyzing project documents - Preparing detailed cost breakdowns - Collaborating with various teams to ensure estimates are comprehensive and aligned with project requirements - Working closely with Operations Managers, engineers, and subcontractors to ensure effective budgeting Responsibilities - System Management: Work inside Salesforce on opportunities already in the system. - Documentation & Quoting: Use client-provided takeoff information and attached documents to complete required paperwork for each opportunity. - Quote Generation: Generate quotes using the supplied job and material details. - Correspondence: Send quotes and related correspondence via email. - Cost Estimation: Prepare detailed cost estimates including labor, materials, equipment, and overhead costs. - Bid Preparation: Assist in the preparation of bids for potential projects and review subcontractor/supplier proposals. - Collaboration: Coordinate with project managers, engineers, and architects to clarify project scope and specifications. - Cost Control: Track project costs throughout the lifecycle to ensure estimates align with actual expenses. - Risk Assessment: Identify potential risks or uncertainties in project estimates and collaborate with teams to address them. - Reporting: Maintain accurate records of calculations and assumptions, providing regular updates to the Estimating Manager. Qualifications - Experience: Minimum of 3–5 years of experience in field operations with an AU based client. - Technical Knowledge: Strong knowledge of construction processes, materials, labor costs, and industry standards. - Software Skills: Proficiency in estimating software, spreadsheets (e.g., Microsoft Excel), and preferably Salesforce CRM. - Communication: Excellent written and verbal communication skills. - Analytical Thinking: Strong organizational and problem-solving skills with high attention to detail. - Adaptability: Ability to work independently, multitask, and adapt to changing circumstances or project scopes. - Time Management: Excellent time-management skills and the ability to work under pressure to meet deadlines. - Results-Oriented: A proactive, results-driven attitude focused on achieving project goals.
