Role Description We are hiring a Remote Turns Manager to manage high-volume, fast-paced apartment and rental unit turns across multiple markets. This role is for someone who thrives in speed, volume, and constant movement — not slow projects, not one job at a time, and not daily hand-holding. If you’ve never managed 20–40 active turns at once, this is not the role. - Manage high-volume unit turns across multiple cities at the same time - Coordinate start dates, crews, and sequencing to keep units moving - Review scopes quickly and catch missing or unnecessary items - Push crews for updates, photos, and completion — daily - Review job photos and approve or reject work fast - Flag issues immediately and propose solutions (not just report problems) - Keep jobs on tight timelines and minimize downtime - Maintain clean, real-time updates in project software - Communicate clearly with field PMs and ownership This role requires speed: - Multiple units starting and finishing every day - Decisions made same day, not “I’ll check tomorrow” - Constant follow-ups with crews - Ability to prioritize what matters vs what doesn’t Qualifications - Proven experience managing high-volume sfr turns or rental rehabs - Comfortable handling 20–40+ active units - Strong understanding of turn sequencing and realistic timelines - Knows typical pricing and where costs get out of control - Organized but fast — not perfectionist - Confident pushing crews and holding them accountable remotely - Can work independently and keep things moving without reminders Requirements - Experience in construction coordination, turns, or project management - Reliable internet and availability during US business hours - Comfortable reviewing large volumes of photos and updates daily - Familiar with SiteCapture, or similar tools (or learns fast) - Clear written communication Benefits - Monthly pay based on experience and volume handled - Long-term role with growth opportunity - Performance-based increases tied to speed, completion rate, and quality
