• Oversee the design and delivery of complex building projects within the data center sector. • Lead multiple design disciplines such as Civil, Structural, Landscape, and Architecture (CSLA). • Ensure the integration of functional, operational, and sustainable solutions. • Manage the design process from initial concept through to project completion. • Collaborate with cross-functional teams, external partners, and consultants to ensure high-quality, on-time, and on-budget delivery. • Guide projects through every stage—from conceptual planning to final turnover. • Collaborate with internal teams and external stakeholders to resolve challenges and ensure timely project delivery. • Research and develop innovative architectural solutions and emerging design trends.

• Responsible for the accurate and timely processing of biweekly payroll for all employees • Maintain payroll records, prepares reconciliations and reports, resolves payroll discrepancies • Coordinate and process bi-weekly payroll through a third-party payroll system • Maintain accurate employee payroll records, including pay rates, withholdings, time policies • Input and administer salary increases, bonuses, retroactive pay, PTO, short-term disability • Process and administer voluntary and involuntary deductions, including benefit deductions • Record payroll-related journal entries for month-end and year-end close • Collaborate with payroll providers to validate accurate calculations of employee and employer taxes • Prepare, distribute, and support payroll reporting for accounting, management, and compliance purposes • Maintain complete and accurate payroll records to support internal controls, audits, and external audit requests • Maintain and validate payroll system configurations and assist with system updates

• Lead the firm’s efforts to prospect and secure power opportunities that support data center development projects • Identify markets and locations where sufficient power capacity exists or can be developed to support hyperscale and AI-driven data center campuses • Evaluate transmission infrastructure, generation capacity, and utility expansion plans to inform development strategy • Advise clients on power availability, interconnection pathways, and infrastructure constraints affecting potential data center sites • Translate complex power system, regulatory, and market dynamics into actionable strategies for development teams and clients • Develop and maintain executive-level relationships with utilities, transmission operators, and regulators • Lead engagement with utilities related to large-load service requests, interconnection strategies, and infrastructure planning • Support negotiations related to utility tariffs, special contracts, and service agreements required to support data center loads • Monitor utility and transmission planning initiatives that may impact power availability for large-scale developments • Coordinate with utilities and transmission planners to evaluate infrastructure upgrades required to support large electrical loads • Guide clients through the utility and RTO interconnection processes required to deliver large electrical loads • Provide strategic oversight of feasibility studies, system impact studies, and infrastructure requirements associated with large-load interconnections • Advise on transmission expansion, substation development, and grid upgrades necessary to support large data center campuses • Evaluate transmission planning studies and interconnection queue dynamics to identify risks and opportunities for project development • Serve as a senior advisor to clients on power infrastructure strategies supporting data center development • Lead client engagement related to power availability, infrastructure planning, and utility coordination • Provide technical and strategic guidance during site selection, due diligence, and development planning • Support business development by participating in client pursuits, proposals, and strategic engagements • Work closely with internal development, preconstruction, design oversight, and construction management teams to integrate power infrastructure planning into the overall project lifecycle • Coordinate multi-disciplinary teams supporting complex consulting assignments related to power infrastructure • Provide executive-level guidance on power-related risks affecting project feasibility, cost, or schedule • Support the development of internal best practices and market intelligence related to data center power infrastructure

• Serve as a key member of the preconstruction team, acting as the owner’s representative responsible for overseeing the full preconstruction lifecycle across a portfolio of data center projects. • Responsible for GC and trade partner procurement, establishing buyout strategy, and preconstruction process oversight. • Assist in the development of procurement strategies, lead GC selection processes, and establish the frameworks and deliverable standards expected from contractors. • Develop and recommend procurement strategies for GC and trade partner selection, including evaluation of delivery methods (GMP, CM-at-Risk, Design-Build). • Lead the development of comprehensive RFP packages, including project specifications, scope of work, evaluation criteria, and contract terms. • Manage the bid process end-to-end: solicit proposals, conduct bid leveling and normalization, and prepare formal written recommendations for GC selection. • Facilitate contractor interviews and selection meetings, providing objective analysis and recommendations to client stakeholders. • Evaluate contractor proposals based on experience, qualifications, cost competitiveness, approach to preconstruction, and past performance. • Provide coordination of long-lead equipment, prefabricated equipment skids, and schedule-driven procurement items. • Establish framework for GC and trade partner cost reconciliation to ensure transparency, scope alignment, and competitive pricing. • Serve as the owner’s primary point of contact for managing the GC’s preconstruction effort, from GC onboarding through GMP execution. • Attend design, development and utility coordination meetings, representing preconstruction and procurement interests. • Define and communicate the framework of preconstruction deliverables expected from the GC, including cost trend reports, risk registers, schedule updates, value engineering studies, and trade procurement plans. • Monitor and hold the GC accountable for the quality, completeness, and timeliness of preconstruction deliverables. • Coordinate regularly with development, design, estimating, and project management teams to ensure alignment on procurement status, budget, and schedule. • Review GC cost trends, estimates, and reconciliation packages to ensure alignment with project budgets and owner expectations. • Coordinate with the WWMC estimating team to validate GC-submitted costs, quantities, and assumptions through independent reconciliation. • Identify and escalate preconstruction risks, gaps, and misalignments early, driving resolution with the GC and project stakeholders. • Travel to project sites as required for pre-bid walks, kick-off meetings, constructability reviews, and key project milestones. • Conduct constructability reviews to identify potential challenges, design conflicts, and opportunities for improvement. • Collaborate with design teams, GCs, and trade partners to develop and implement value engineering solutions that optimize cost, schedule, and quality. • Provide oversight of the GC’s preconstruction and construction schedules, ensuring alignment with project milestones and delivery commitments. • Review and validate GC-submitted baseline schedules, look-ahead plans, and phasing strategies. • Coordinate scheduling input across design, procurement, and construction activities to identify sequencing conflicts and optimization opportunities. • Support the development of phasing plans for multi-phase or campus-style data center programs.

• Lead coordination with utilities to support power delivery for data center development projects. • Manage utility engagement related to service applications, load requests, and interconnection studies. • Track and coordinate utility interconnection processes including feasibility studies, system impact studies, and infrastructure requirements. • Monitor utility schedules and infrastructure milestones to ensure alignment with development and construction timelines. • Serve as a primary point of contact between project teams and utilities. • Coordinate with utilities and engineering consultants on transmission, substation, and distribution infrastructure required to support large electrical loads. • Support planning and review of electrical infrastructure including: Utility substations, Transmission interconnections, Substation expansions, Distribution service infrastructure. • Assist in identifying potential power delivery constraints or risks during project planning. • Participate in project teams to support delivery of power infrastructure across development, preconstruction, and design phases. • Coordinate with electrical engineers and consultants to review system studies and infrastructure designs. • Track power-related project deliverables and utility milestones. • Support issue resolution when challenges arise related to power infrastructure or utility schedules. • Work closely with internal development, preconstruction, design oversight, and construction management teams to integrate power infrastructure requirements into project planning. • Provide technical input during site selection and early project planning related to power availability and infrastructure considerations. • Serve as an escalation point for power-related coordination challenges involving utilities or infrastructure providers.

• Report property financial information for incorporation into the Company’s financial reports • Research new accounting pronouncements for applicability to company (as needed) • Provide information to and receive information from senior management in Asset Management, Operations, Construction, Information Systems and Corporate Accounting • Aide in the conversion of third party administered data and reporting to in house functions • Build out consolidated property financial information for accurately and timely • Execute monthly close process for property ledgers • Oversee all financial reporting aspects for owned fee-managed portfolios • Have regular correspondence with owners of fee-managed clients • Responsible for data entry into accounting software • Participate in the annual budget process • Prepare annual audit files • Assist audits with third party independent auditors during annual audit process for multiple portfolios • Other Special Projects as required

• Lead and support mechanical design efforts across the full project lifecycle—from concept development through commissioning—focused on chilled water systems, air distribution, and equipment layout for data centers. • Coordinate closely with Development, Procurement, Construction, and Operations teams, as well as Engineers of Record (EoRs), consultants, and contractors to resolve design issues and maintain alignment across disciplines. • Research and develop emerging trends and advanced technologies to improve thermal management, HVAC systems, and mechanical infrastructure for enhanced performance and energy efficiency in data centers. • Review and manage mechanical design documentation, including drawing sets, piping schematics, airflow diagrams, shop drawings, submittals, and commissioning reports. • Ensure all mechanical systems comply with project requirements, internal standards, ASHRAE guidelines, and local building codes. • Track and report on design progress, holding partners accountable to key milestones and deliverables. Proactively identify schedule risks and recommend solutions to stay on track. • Support cost estimation and change management for mechanical scope, including evaluating value engineering proposals and reviewing EoR scopes and resources. • Participate in factory witness testing, site inspections, TAB, and commissioning activities to confirm system readiness and integration with building management systems. • Collaborate with other engineering disciplines to ensure mechanical systems are well-integrated with electrical, structural, and controls designs. • Maintain accurate project records, track technical decisions, and provide routine updates to internal stakeholders. • Contribute to project risk assessments by identifying mechanical-related risks and mitigation strategies. • Assist in onboarding new team members and sharing design standards, workflows, and technical best practices. • Support continuous improvement by incorporating lessons learned and contributing to updates of internal design tools, templates, and processes. • Partner with the construction team during field execution to provide technical guidance and resolve installation challenges. • Work with the operations team to support system handover, provide design intent context, and help ensure maintainability and operability of mechanical systems post-turnover.

• Act as Owner’s representative adding value to the construction of data centers that meet or exceed industry standards. • Represent Owner in a professional and ethical manner at all times. • Work to mitigate change orders and to ensure that construction is undertaken properly, and that Owner’s risk is minimized. • Ensure that contractors are performing and providing deliverables per the construction agreement/contract. • Monitor daily construction activities at the project site including scheduling of work and delivery of equipment & materials. • Review submittals, drawings, and reports during the project design phase to avoid potential issues in construction. • Monitor construction and report on work progress, budget status, and schedule status regularly to Owner and company leadership in verbal and report form. • Manage and finalize contract processes and documents such as RFI’s and change orders, preparing them for management review and approval. • Review, interpret, and provide feedback on contractor provided documents. • Review, verify, and approve Contractor progress billings. • Review all commissioning, quality assurance, and quality control work/reporting done by contractor. • Coordinate internal/external engineering support as needed. • Work with Owner’s operations staff, asset manager, and O&M provider to facilitate field visits and document review in anticipation of project substantial completion and commercial operation date. • Represent Owner and coordinate site tours as needed for investors, utility representatives, etc. • Provide initial evaluation of all Contractor payment applications to ensure accuracy relative to actual project construction status. • Assist in cash flow forecasting and processing of payment requests. • Represent Owner in contract/payment discussions with Contractor. • Provide support for and/or lead construction contract negotiations. • Provide technical, clerical, and other support for production of RFP’s. • Perform due diligence tasks on new project opportunities and perform site assessments of potential projects. • Coordinate with and direct Owner’s consultants as needed.

• You will serve as a key liaison between internal departments, external consultants, contractors, and the Engineer of Record (EoR) to troubleshoot and resolve electrical design challenges. • You will lead the development and review of electrical documents, including one-line diagrams, load calculations, panel schedules, submittals, technical studies, and RFIs. • You will research and develop emerging trends and new technologies to optimize electrical systems and infrastructure in data centers, enhancing efficiency, reliability, and scalability. • You will be responsible for ensuring the timely delivery of design packages by identifying bottlenecks, introducing efficiencies, and proactively managing evolving project requirements. • You will ensure electrical systems meet all applicable codes and standards (NEC, IEEE, IEC) while maintaining design quality and mitigating technical risk. • You will contribute to budget management by evaluating the cost impact of design changes, tracking electrical expenditures, and analyzing contractual obligations tied to the EoR. • You will participate in risk assessment and commissioning efforts, including factory and site acceptance testing, milestone inspections, and integration verification. • You will coordinate closely with mechanical, controls, and architectural teams to ensure the electrical systems are fully integrated into the broader design framework. • You will mentor and support junior engineers, reinforcing consistent design practices and ensuring knowledge continuity across the team. • You will help capture lessons learned and apply them to improve future design processes, standards, and project outcomes. • You will support construction activities in the field, resolving installation issues, conducting walkthroughs, and ensuring a successful handoff to operations.
