• Interest list pipeline: Manage and nurture our growing list of interested buyers through our CRM, making sure every contact is tagged, segmented, and regularly engaged. • Design and send campaigns: Craft thoughtful, visually clean email campaigns that share construction updates, milestones, founder-led viewings, and community stories. • Keep the community warm: Build consistent, value-driven touchpoints that keep leads engaged and emotionally connected to Sanctuary’s story until they’re ready to purchase. • Coordinate with teams: Work closely with the marketing, design, and sales teams to ensure all messaging feels aligned with Sanctuary’s tone, visuals, and timelines. • Track and improve: Monitor open rates, click-throughs, and conversions, then test and refine content and cadence to continuously improve engagement.
• Full ownership of books across 7 to 8 entities in QuickBooks - entries, categorization, accuracy • Backtrack and reconcile all invoices paid to date, identify outstanding amounts, and flag what is still owed to whom and by when • Track and manage all incoming and outgoing invoices across entities including construction-side payments previously managed by the team • Own accounts payable end to end - know exactly which payments are due, to whom, and when • Build and maintain a forward-looking cash flow tracker so the team always knows what payments are coming and can communicate proactively with consultants and vendors if timelines shift • Reconcile bank transactions, payment confirmations, and internal records regularly and accurately - no missed entries, no approximations • Flag gaps, inconsistencies, and risks before they become problems • Own India payroll entries, statutory compliance filings, and coordination with the payroll compliance vendor • Support documentation for draw applications and any external financial processes
• Own and manage the full draw cycle for all active development projects across multiple lenders • Prepare, compile, and submit draw requests with complete supporting documentation — cost certifications, inspection reports, title updates, and lien waivers • Coordinate with lenders, inspectors, and title companies to ensure timely review and funding of each draw • Maintain a master draw schedule across the portfolio and proactively flag delays or funding risks • Track draw disbursements against approved budgets and flag variances for review • Review closing documents, title commitments, settlement statements, and HUDs to identify discrepancies, funding risks, or at-risk situations prior to closing • Serve as the primary point of contact for all lenders—managing all day-to-day communication and back-and-forth required to advance and receive draws • Build strong, trust-based relationships with lender asset managers, construction monitors • Navigate lender queries, information requests, and conditions professionally and efficiently • Ensure all loan covenants, reporting requirements, and draw conditions are met on time • Coordinate internally with project managers, contractors, and the development team to gather and verify draw documentation • Own the full insurance lifecycle across all projects and entities - builder's risk, general liability, title, and other required coverages • Proactively solicit and evaluate quotes from brokers; make recommendations and coordinate binding of coverage • Manage premium payment schedules - ensure payments are made on time and reflected in project and company cashflow • Maintain a live insurance register and ensure all coverage is lender-compliant at all times. Track renewal dates and initiate renewal processes ahead of expiry • Track interest accruals and payment schedules across all construction and development loans • Reconcile interest statements from lenders against internal records and flag discrepancies • Work with the finance team to ensure interest payments are reflected accurately in project cost projections and company cashflow • Act as the operational bridge between construction and capital teams • Produce weekly and monthly reporting on draw status, upcoming payments, and projected funding needs • Work closely with the CEO/Head of Capital to provide forward-looking cashflow inputs for treasury planning • Flag cashflow pinch points early and work cross-functionally to mitigate timing risks
• Support execution of construction, bridge, mezzanine, and development financing transactions. • Coordinate lender due diligence requests, underwriting packages, closing checklists, and data rooms. • Assist with review and comparison of loan terms, pricing, leverage metrics, reserves, and covenant structures. • Track financing timelines and proactively identify execution risks or bottlenecks. • Build and maintain project-level underwriting and capital stack models. • Analyze project returns, debt sizing, DSCR, LTC/LTV, interest carry, and sensitivity scenarios. • Support appraisal, lender, and investor packages with accurate financial analysis and project assumptions. • Prepare executive summaries, lender memos, and internal strategy materials. • Manage financing trackers, covenant calendars, and draw process coordination. • Serve as a day-to-day point of contact for lenders, brokers, consultants, and financing counterparties. • Maintain organized diligence vaults and ensure timely delivery of information requests. • Support long-term lender relationship management through responsive communication and execution reliability.
• Oversee the development of extensive land areas, conduct feasibility studies, and optimize unit placement to ensure efficient land use. • Lead the spatial planning for key community assets (clubs, gyms, wellness centers) and residential clusters from initial massing to coordination-ready sets. • Serve as the primary technical liaison between leadership and specialized teams, integrating design updates across all departments. • Evaluate and adjust architectural layouts to improve circulation and area efficiency without compromising the aesthetic narrative. • Coordinate with external vendors, fabricators, and consultants to ensure design specifications are met during the execution phase. • Ensure all technical information is organized for seamless handovers between teams or for the reactivation of paused projects.
• Own design development and construction detailing across multiple homes simultaneously • Catch and resolve issues at critical construction junctions - before they ever reach the site • Review drawings with a sharp eye for constructability — conflicts, gaps, ambiguities • Coordinate across structural, MEP, and civil disciplines to keep documentation clean • Keep reporting tight, consistent, and reliable — no dropped balls • Collaborate closely with architects, engineers, and project managers across time zones
• Build and maintain monthly financial tracking across the business • Support budgeting, forecasting, and forward planning over the next 12-24 months • Analyze spending trends and help leadership understand where money is going and what is coming next • Support pricing-related analysis and decision-making • Work closely with bookkeeping/accounting to ensure financial data is accurate, complete, and usable for planning • Identify inconsistencies, gaps, or patterns in financial data and investigate them until resolved • Organize financial information into clear, structured outputs for internal decision-making • Support leadership with ad hoc financial analysis and planning requests • Help improve overall financial visibility and discipline across the company
• Own the creation, development, and management of 3D architectural BIM models in Revit across all project phases • Translate complex design intent, sketches, and markups into production-ready, construction-quality models • Produce and own full construction documentation sets: plans, sections, elevations, schedules, and details • Establish and enforce model quality standards and internal BIM protocols • Set BIM standards, templates, and workflows across projects - and ensure the team follows them • Mentor junior BIM modelers, review their work, provide structured feedback, and raise output quality • Identify gaps in current BIM practice and proactively propose improvements • Act as the single point of accountability for BIM model integrity on all active projects • Lead coordination with structural and MEP consultants - federate models, manage clash detection, and resolve issues with minimal escalation • Drive BIM coordination meetings with consultants, document outcomes, and track resolution • Ensure architectural model integrity is maintained through all consultant integration cycles • Lead the production of renderings, walkthroughs, and client-facing visual presentations • Own 4D construction sequencing and planning tasks using BIM tools • Coordinate site layouts and master planning deliverables for the 135-acre project and future sites • Ensure all BIM deliverables align with regulatory, permitting, and compliance requirements • Prepare as-built models, record documentation, and structured handover packages for facility management
• Coordinating across architecture, engineering, legal, and land teams to ensure all site plans, technical specs, and legal documents stay aligned • Managing project timelines and holding teams accountable to key milestones • Supporting the full permitting process - from initial research and filing applications to tracking approvals and resolving municipal inquiries • Researching regulatory nuances, zoning bylaws, and land-use codes to ensure plans are compliant before submission • Reviewing plans in Revit and AutoCAD to identify technical conflicts between architectural designs, engineering constraints, or land easements • Maintaining project documentation and version control so every team is always working from the most current set of plans • Identifying potential bottlenecks in the schedule or regulatory process and proactively suggesting solutions • Running project sync meetings and following up on technical action items across all disciplines
• Deal structuring & execution: Architect complex debt instruments, including construction, bridge, and mezzanine financing. Lead the analysis of term sheets to optimize pricing, leverage, and flexibility. • Advanced capital modeling: Build and maintain sophisticated, dynamic models to evaluate IRR, term sheets, and WACC. • Capital stack strategy: Recommend optimal funding strategies by balancing cost of capital against risk and operational constraints. • Lender relations & syndication: Act as a point of contact for institutional partners and banks. Manage the "Due Diligence" vault and streamline the closing process for new credit facilities. • Portfolio surveillance: Proactively manage the debt maturity ladder and monitor key covenants (DSCR, LTV, LTC).
