• Monitor and evaluate on a quarterly, annual or as-needed basis the financial performance of each asset assigned and address major operational performance issues related to the property • Expedite collection of overdue deliverables by contacting property owners / managers • Establish and maintain good working relationships with internal and external stakeholders and partners including operating partners, property managers, and equity partners • Maintain and update data points in various spreadsheets and online systems • Analyze and interpret data collected from properties for compliance with internal metrics • Prepare monthly, quarterly and annual reports to supervisor which are ultimately provided to senior leadership, and present updates to leadership as needed • Perform site visits, as requested • Monitor projects under construction and lease-up to ensure underwritten budgets and schedules are being maintained • Risk rate assigned assets on quarterly basis and provide a proactive plan for addressing any property added to the watch list. • Reviewing/analyzing documentation supporting capital contribution installments and making recommendation as to whether benchmarks have been met – including debt service coverage ratio, stabilization, and economic/physical occupancy calculations • Field partner requests and changes to partnership agreements for approval • Analyze lease up to determine initial year credits and calculate and make recommendations to leadership on equity adjusters • Track and review tax returns and tax credit eligibility documents from partnerships • Other tasks as directed.
• Manage and oversee the NMTC Allocation Application process for multiple CDE clients, including: Advising CDEs on application strategy, including positioning, differentiation, deployment planning, community impact objectives, and responses to evolving CDFI Fund priorities. • Drafting, reviewing, and finalizing NMTC Allocation Applications and supporting materials. • Writing compelling narratives for business strategy, community outcomes, and other sections to maximize scoring and competitive success. • Conducting quantitative analysis of client’s track record of investments and impact metrics. • Collaborating with internal and external teams to identify, evaluate, and source pipeline projects aligned with each CDE’s goal. • Researching and synthesizing relevant industry data, trends, and terms to strengthen business and community impact strategies. • Coordinating with investors to source and gather commitments, letters of interest, and other documentation required for application submission. • Managing timelines and deliverables to ensure on-time, accurate submissions under tight deadlines.
• Conduct impact research and analysis—including job quality evaluation, wage benchmarking, demographic analysis, and industry-specific community impact dynamics—to produce slip sheets used to market projects to investors and stakeholders. • Engage directly with clients throughout the slip sheet process to request additional information, clarify impact details, and manage revisions through final delivery. • Synthesize due diligence materials to complete investor intake forms, collaborating directly with project teams to gather additional information, incorporate feedback, and deliver finalized materials for review. • Maintain and regularly update the Opportunity Summary, ensuring project details remain current. • Conduct research to produce detailed pipeline and track record snapshots, assessing community need, industry context, impact metrics, and alignment with deployment strategies. • Proactively identify pipeline gaps or weaknesses and collaborate with consultants to address issues early. • Draft and edit sections of the NMTC allocation application, adapting writing to different clients, industries, and impact focus areas and ensuring clarity, consistency, and responsiveness to scoring requirements. • Support internal evaluation, numbers of checks, quality control, AMIS uploads, and data validation to ensure accuracy and completeness. • Manage shifting timelines and competing priorities in a fast-paced, collaborative environment.
• Support clients’ NMTC programs through maintaining program compliance and management of a portfolio of NMTC investments • Analyze QALICB financial statements and reports to detect risk of loan default and risk of NMTC program compliance default • Assist with review of post-closing disbursements of QLICI funds • Monitor and track the portfolio’s loan performance and compliance with loan agreements and program requirements, and prepare reports for management review • Collect, review and analyze community impact reporting, including validation and presentation to internal and external stakeholders • Interacting and building relationships with partners, banks, and investors • Monitor CDE status including board LIC representation compliance • Prepare CDFI Fund AMIS reporting including QEI Tracking, ILR, TLR, and QEI Closeout Reports • Monitor CDE’s compliance with Allocation Agreement and NMTC application • Analyze CDE’s compliance with IRS regulations including substantially all testing and redemption testing • Prepare and submit required compliance reporting to investors, partners, state agencies and lenders.
