Role Description Our Client is seeking an experienced, highly analytical, and detail-oriented Estimator / Project Coordinator with 4 to 6 years of local Australian construction Industry experience to join their growing team in Sydney. In this pivotal role, you will work directly with the Australian team and act as the true right hand person to the business owner. You will play a fundamental role across the entire project lifecycle, with a primary focus on ensuring zero variance financial accuracy during the estimating phase to eliminate on-site surprises, followed by tight, organised execution during project delivery. Responsibilities as an Estimator/Project Coordinator: - Estimating & Tendering - Prepare precise trade take-offs and comprehensive material quantifications using digital plans, diagnostic reports, engineering specifications, and site data. - Manage tender bids seamlessly from the initial query through to submission deadlines. - Establish highly detailed scopes of work that clearly break down each project’s unique requirements to eliminate "grey areas" and prevent post-contract variations. - Utilise software pricing databases validated against live quotes from local Sydney suppliers and subcontractors to maintain strict cost accuracy in line with market trends. - Conduct rigorous "apples-for-apples" quote comparisons between competing subcontractors to ensure no hidden exclusions exist before awarding contracts. - Evaluate variations and change orders to ensure profitability stays protected throughout construction. - Deep understanding of the National Construction Code (NCC) / Building Code of Australia (BCA), and relevant Australian Standards (e.g., AS3740 for waterproofing, AS3600 for concrete, and AS1684 for timber framing). - Ability to identify and price compliance-related items such as Home Building Compensation Fund (HBCF) insurance, Council/DA/CDC conditions, and Long Service Levies. - Proven ability to analyse diagnostic reports and engineering specifications for remedial and renovation works and organise physical site inspections by the Australian team. - Expertise in estimating demolition, site-preparation, hazardous material handling (e.g., asbestos removal), structural propping, and make-good costs. - Ability to build a realistic 'contingency framework' into renovation tenders to protect the business from unforeseen structural issues. - Experience in pricing commercial-grade materials (fire-rated systems, commercial glazing, acoustic requirements) and specialised commercial trades. - Ability to factor in commercial project overheads, including site-specific Work Health & Safety (WHS) compliance, SWMS (Safe Work Method Statements) preparation costs, and site allowance expectations if applicable. - Understanding of commercial contract terms, including liquidated damages, retention sums, and strict variation submission clauses. - Lead a formal "Pre-Construction Handover" meeting for won projects, ensuring the site delivery team completely understands the budget allocations, margins, and agreed subcontractor scopes. - Project Coordination & Stakeholder Liaison - Call and qualify subcontractors to ensure competitive, airtight pricing on every trade package. - Liaise with trusted suppliers to source high-quality building materials within scheduled timelines. - Coordinate procurement workflows to guarantee items arrive on-site exactly when needed. - Monitor live project expenditure against the original estimate during construction, alerting the Owner immediately to any potential budget overruns. - Conduct a brief post-project financial review to compare estimated and actual costs, capturing data to improve accuracy in future tenders. - Collaborate directly with the Owner to provide strategic operational support and clear financial transparency. Qualifications - Experience: 4 to 6 years of proven estimating and project coordination experience within the Australian building sector, with a demonstrated track record across residential new builds, extensions/renovations, commercial modifications, and structural remedial works. - Education & Qualifications: Tertiary qualification in Construction Management, Quantity Surveying, or a relevant structural trade background with equivalent hands-on industry experience. - Software Mastery: Advanced proficiency in BuilderTrend for project tracking, scheduling, and workflows, alongside proven experience using dedicated digital take-off software for precise material quantifications. - Costing Data Expert: Advanced proficiency in using Cordell Estimator (or a verified equivalent data software tool) to benchmark material and labour rates against current market fluctuations. - Communication & Negotiation: Flawless written and spoken English with the ability to negotiate firmly and professionally with subcontractors regarding scope exclusions, and articulate variation costs clearly to clients. - Quality Control & Financial Discipline: Exceptional attention to detail with a hard rule of checking, verifying and cross-referencing your own take-offs against engineering details before final submission to achieve a zero-variance target. - Industry Knowledge: Deep understanding of Australian construction methodologies, the National Construction Code (NCC), relevant Australian Standards (waterproofing, structural concrete, timber framing), and Workplace Health & Safety (WHS) requirements for commercial sites. Benefits - Genuinely caring Leadership Team - Competitive salary package - Company-provided full set-up for desktop/laptop with a back-up internet - HMO on the first day of hire - 15 Vacation Leaves and 5 Sick Leaves - Annual Performance Reviews - Unlimited Employee Referral Incentives - Employee Loan Facilities - Social Clubs and Interest Workshops - Company events where you get a chance to win amazing prizes and be rewarded for your outstanding performance. - Statutory Benefits: Maternity, Paternity, and Solo Parent Leaves, Magna Carta for Women, Retirement Benefits, OT, and Premium Pays
