Role Description As the Portfolio Loan Processor, you are responsible for the end-to-end processing of mortgage loans post-origination to funding. You will work in a high volume, fast paced, team-oriented environment. It will be your responsibility to work directly with the borrower and other outside parties to gather and clear conditions to get the loan file to close quickly. You serve as the dedicated Single Point of Contact (SPOC) to all parties of the transaction, including the manufactured home dealership, to ensure seamless communication, strict compliance, high level of customer service, and efficient execution from intake to funding. Key Responsibilities - Deliver an exceptional borrower and manufactured home retailer experience through timely, professional, and transparent communication regarding process expectations and documentation requirements. - Source and secure critical loan documentation from borrowers, builders, title companies, and third-party vendors including paystubs, VOEs, asset conditions, contracts, etc. - Analyze complex credit files, thoroughly reviewing title commitments, income verification, asset statements, and credit histories for accuracy. - Apply company Portfolio guidelines to ensure total file compliance and qualification prior to underwriting submission. - Package and prepare fully compliant loan files, optimizing file structure to facilitate efficient underwriting reviews. - Calculate income correctly and clear certain underwriting conditions. - Collaborate cross-functionally with Underwriters and Loan Officers to clear outstanding conditions, restructure files, and resolve loan-level changes. - Partner with the Closing Department to streamline the final review process, ensuring efficient loan closing and funding. - Maintain strict regulatory compliance with all applicable federal and state lending laws across the entire portfolio. Qualifications - 3+ years of mortgage loan processing experience. - Must possess comprehensive knowledge of Manufactured Housing. - Proficient in Microsoft Office. - Sound knowledge of federal lending compliance laws. - Demonstrated ability to prioritize tasks methodically and maintain accuracy under tight deadlines or high-volume pressures. - Strong communication, active listening, and collaborative skills to support a cohesive team environment. - Ability to adjust easily to work situations and job responsibilities based on business needs including working overtime as necessary. • Process DSCR and investor mortgage loans from initial disclosure through closing • Review, verify, and organize borrower, property, and third-party documentation to ensure complete loan files • Calculate and validate DSCR metrics, rental income, and cash-flow inputs in accordance with lender guidelines • Submit loan files to underwriting and manage underwriting conditions through final approval and clear-to-close • Collaborate closely with loan officers, wholesale account executives, underwriters, borrowers, title/escrow, appraisers, and other third-party vendors • Track loan milestones, follow up on outstanding conditions, and proactively resolve issues to keep loans moving • Maintain accurate loan notes, document tracking, and status updates in the loan origination system and lender portals • Ensure compliance with investor requirements, internal policies, and applicable regulatory standards

• Communicate with various companies to obtain vendor information including, but not limited to, verification of employment, flood certificate, title commitment, and payoff information; verify vendor orders are completed and returned, and invoices are received and documented • Perform a thorough review and analysis of borrower’s credit, income, and assets as required by loan program before submitting the file to underwriting • Obtain a complete loan package before submitting to underwriting; verify all required documentation in the file is complete and accurate and identify any potential issues that may arise before submitting to underwriting (pre-underwrite) • Prepare a loan approval summary for missing documentation before submitting to underwriting for Loan Officer/Branch Manager to review; deliver completely documented file to the underwriter which is ready for approval or denial • Communicate directly with the customer in writing and by telephone to obtain missing documentation required for the loan as needed • Review loans for compliance within RESPA, TIL, HMDA, Reg. B, etc. (all mortgage related regulations) • Prepare proper disclosures and re-disclosures as required by regulations • Complete required loan submission, re-submission, and closing checklists • Manage pipeline within allotted turn times • Document all communication related to the loan application in the LOS system’s conversation log • Assist closing, secondary, and servicing to obtain documentation needed to clear outstanding suspense items for personal loans worked on and/or loans worked on from other transition team members • Performs such other duties as required. • Available to work varying hours and overtime if needed.
