Senior Development Manager

NTT Global Data Centers

Role Description This position is responsible for managing the land portfolio, leading entitlement and post-closing activities as well as managing all pre-development work for NTT GDC America’s recent acquisitions. Key activities include: - Partnering with the acquisition team to track all required entitlement actions (by owner or seller), post-closing obligations, and manage the incentives process. - Manage the procurement and granting of easements on behalf of NTT. - Establish a land management program to ensure a clean handoff between the Global Infrastructure Development team and the Construction team. - Serve as NTT’s representative in call covered land situations. - Partner with the Front End Planning team on all pre-development work from planning, design, permitting, etc. - Partner with the Power Team to ensure energization timelines are maintained, site is energized on time, and bring on alternative generation sources as project demands. - Monitor the development & construction process to ensure project timelines are maintained and that the financial implications of decisions are understood by key stakeholders. - Provide ongoing updates to leadership and key stakeholders on all projects. - Ensure that while in control of the Global Infrastructure Development team, financial performance is consistent with business expectations/business case. Qualifications - Hold the day-to-day responsibility for the management and coordination of all aspects of NTT’s portfolio of land projects within the region. - Pro-actively manage the overall project with all internal and external stakeholders. - Organize, lead and minute Master planning pre-project workshops. - Organize and lead all related Project Meetings. - Prepare and maintain a Project Execution Plan for each property. - Manage the risk register received from the acquisition for each project, ensure any post-closing mitigation actions are taken, and update the register as necessary through the hold period. - Monthly reporting on status, including progress, financials, risk, and decisions required. - Pro-actively close out actions arising from meetings. - Support the relevant internal departments to ensure the project performs in line with the approved business case. - Continually review the status of the project with all involved parties to ensure consistency with the strategy. - Proactively review risk, progress, change, and opportunity against the approved business case, whilst having a strong commercial mindset. - Be responsible for budgeting of land management costs, entitlement costs, easement expectations, and any other costs associated with managing the land or completing post-closing obligations. - Constantly review commercial and reputational risk and manage and promote mitigation to achieve the objectives of the Business Case. Requirements - Minimum 10 years of progressive experience in project development, land management, asset management, and/or program management of Data Centers or similar high specification Corporate Real Estate. - Bachelor’s degree preferred. Degree preferences: Real estate, business management, construction, engineering, law. - Recent experience within a global organization. Physical Requirements - Ability to move equipment and other hardware up to 25 lbs. - Frequently move about inside and outside of data center/facility. - Remain stationary for long periods of time. - Ascend/Descend a ladder and perform duties atop a raised platform. - Position self in small spaces. - Operate computer, peripherals, and other office equipment. - Perform work during US business hours and time zones. Compensation Pay Range This is a remote position that requires a reliable internet connection and electricity. A monthly stipend is provided to cover expenses associated with working remotely and use of a personal mobile device. NTT Global Data Centers Americas, Inc. offers competitive compensation based on experience, education, and location. Base salary for this position is $147,700-$186,000. All regular full-time employees are eligible for an annual bonus; payout is dependent upon individual and company performance. Role Description Senior Managers at Priority lead a mix: you manage other managers (Managers or Team Leads, or both), and you often continue to manage one or more teams and their engineers directly yourself. Managing other managers is what makes this level distinct from Manager — it's the point where indirection becomes a real mode of leadership alongside the direct management you may continue to do. The scale you cover is multiple teams within an area, and the newly-yours craft is making those teams perform consistently — through the leaders you develop and the standards you hold across the scope. Your leverage flows through both modes — the leaders you grow and the team(s) you run directly. The cross-team work — making standards hold, making cross-team commitments stick, making the slowest team get help instead of blame — is the part that's newly yours.
