• Manages foreclosed assets; maintains and lists REO properties; negotiates offers with buyer; and liquidates assets to maximize profits and reduce loss severity. • Carries out management initiatives in accordance with the organization’s policies and applicable laws using judgment and discretion including; training vendors, planning, assigning vendor work balance, monitoring vendor performance, addressing complaints, and resolving problems. • Works with real estate agents, foreclosure department, accounts payable, title companies, attorneys, marketing coordinators, closers, eviction coordinators, and management and clients. • Completes for review by management, an executive summary on high-risk assets as needed. • Oversees the execution of Homeowner Association (HOA) assessments, delinquency matters, and code enforcement issues as they arise. Assures resolution of matter by the party responsible (e.g., property preservation, field services, and/or agent network tax monitoring, CFK, and evictions.) • Performs other duties and special projects, as assigned.
Job Requirements
- High school diploma or equivalent work experience.
- One (1) to four (4) years of Asset Management or related experience.
- Independent judgment and decision-making ability are required.
- Requires self-motivation and ability to work without direct oversight from Manager.
- Ability to understand opposing points of view on highly complex issues and to negotiate and integrate different viewpoints.
- Ability to interact with Senior Management as an advisor on projects, and to act as the company’s principal spokesperson in area of expertise.
- Ability to apply common sense in performing job.
- Ability to make decisions that have moderate to significant impact on the immediate work unit.
- Ability to make decisions that have significant impact on the department’s credibility, operations, and services.
- Knowledge of relevant industry-specific software packages at an intermediate or advanced level.
