Role Description We are seeking a strategic and commercially driven Procurement Manager, Villas to lead the growth, evolution, and scaling of Kensington’s global villa portfolio within the Ultraluxe ecosystem. Reporting directly to the Director of Villas, this role will be responsible for building, managing, and optimizing a high-quality, globally competitive villa portfolio, while leading the integration of villas across Kensington’s villa platform and broader Ultraluxe ecosystem. Sitting at the intersection of procurement, product strategy, and commercial performance, this role will own key supplier relationships, define sourcing strategy, and manage the structure and positioning of the villa portfolio across multiple tiers. The successful candidate will ensure the portfolio is competitive, scalable, and aligned with Kensington’s Ultraluxe standards, while balancing both growth and margin. This role goes beyond traditional procurement. It requires someone who can build and manage supplier relationships, define strategic direction, and lead the integration of villas across product, platform, and operations. Working cross-functionally, you will ensure villas are positioned as a core component of the Ultraluxe ecosystem, seamlessly connected with land itineraries, yachts, and all product elements to deliver fully orchestrated, high-value journeys. Key Responsibilities - Supplier & Commercial: - Own and grow global relationships with villa partners, including PMCs and aggregators, negotiating pricing, availability structures, and commercial terms that support both self-serve and Ultraluxe sales models. - Continuously evaluate supplier performance, pricing competitiveness, and product quality to ensure the portfolio stays best-in-class. - Product & Strategy: - Define sourcing priorities by region, product type, and client segment. - Develop clear frameworks for how villas are categorized, priced, and positioned across multiple sales channels. - Lead the integration of villas into Kensington's broader Ultraluxe offering, driving cross-sell opportunities by embedding villas into existing client pathways and journeys. - Operations & Technology: - Partner with Product and Technology teams to build scalable villa platforms - spanning inventory management, availability, and property onboarding workflows. - Define and continuously improve processes for high-volume property onboarding. - Work closely with operations support to ensure smooth confirmation workflows and supplier communication. - Performance: - Own and report on key commercial metrics including margin, conversion, supplier utilization, and portfolio growth. Qualifications - 3+ years in villa procurement, luxury travel, or a related sourcing or product role. - Deep knowledge of the global villa ecosystem - PMCs, aggregators, pricing dynamics, and market structure. - Experience with inventory systems, APIs, or large-scale product onboarding (strongly preferred). - A track record of building supplier relationships and negotiating commercial agreements. - Strong commercial instincts - able to balance margin, scale, and product positioning. - Comfortable working cross-functionally with Product, Tech, and Operations teams. - Highly organized and analytical, with the ability to thrive in a fast-paced, evolving environment. - Clear, confident communicator with strong stakeholder management skills.
