Role Description Accurate Group is seeking a Curative Specialist for its growing remote team! The Curative Specialist will be responsible for monitoring multiple queues in Archer and ResWare. Primary functions include: - Prepping files and identifying all curative items on the commitment. - Delivering commitment packages to the client. - Actively working on curative/lien clearance to clear the file for closing while handling confidential information and keeping it secure. Responsibilities include, but are not limited to: - Act as a main point of contact for client inquiries related to title, closing, and lien clearance in a timely manner. - Escalate more complex files to management. - Write and speak professionally with lenders, buyers, sellers, realtors, attorneys, contractors, and borrowers. - Review title commitments, CPL’s, tax certificates, client order forms, and search documents. - Proactively anticipate curative requirements and potential title and/or curative issues and escalate any issues to supervisor/manager. - Read and understand Purchase Contracts. - Knowledge of ordering HOA Estoppels, Surveys, Municipal Lien Searches, Letters of Indemnity, Subordinations, and Certificates of Good Standing. - Order loan and judgment payoffs, UCC Subordination or temporary termination. - Research and request lien releases for paid liens showing on title, request Notice of Termination and Contractors Affidavit and release. - Additional duties as assigned.
