As a Real Estate Manager at Dollar Tree, you’ll play a critical role in executing market growth strategies by identifying, evaluating, and securing new store locations across assigned geographic regions. You’ll partner closely with internal teams and external stakeholders to ensure smart site selection, disciplined deal execution, and timely store openings that support Dollar Tree’s continued growth and market leadership. Your day-to-day job duties include, but are not limited to, the following: - Real Estate Strategy & Market Analysis - Develop and execute comprehensive real estate strategies within assigned territories to strengthen Dollar Tree’s competitive position. - Conduct detailed market analyses, including demographics, traffic patterns, sales projections, and competitive dynamics, to support data-driven site selection decisions. - Monitor regional and industry trends and provide strategic insights and recommendations to leadership. - Site Selection & Deal Execution - Identify, evaluate, and recommend sites for new stores, relocations, and expansions aligned with corporate growth objectives. - Prepare and present site packages to the Real Estate Committee and senior leadership for approval. - Lead all aspects of lease negotiations, including Letters of Intent (LOIs), landlord work letters, and key financial terms to optimize occupancy costs and deal structure. - Cross-Functional Partnership & Store Delivery - Collaborate closely with Store Development, Legal, Construction, and Store Operations to ensure smooth execution and on-time store openings. - Ensure adherence to internal policies, budget guidelines, and performance standards throughout the deal lifecycle. - Portfolio Management & Relationship Building - Manage lease renewals and portfolio optimization efforts, including negotiating rent reductions, extensions, and amendments to support long-term profitability. - Build and maintain strong relationships with landlords, developers, brokers, and other real estate partners. - Represent Dollar Tree at industry events, including ICSC conferences and regional networking engagements. Qualifications - Bachelor’s degree in Business, Real Estate, Finance, or a related field preferred. - 3+ years of progressive experience in retail real estate, site selection, and lease negotiation. - Strong negotiation and financial/analytical skills. - Proficiency in Microsoft Excel, Word, and internet-based research tools. - Excellent organizational skills with the ability to manage multiple projects and deadlines. - Self-motivated, resourceful, and comfortable working independently in a fast-paced environment. - Strong interpersonal and communication skills with the ability to influence diverse stakeholders. - Customer-focused mindset with a results-driven approach. - Willingness and ability to travel extensively to manage assigned territory and attend meetings and industry events.
