Job Requirements

  • Strong analytical, quantitative, and problem-solving skills
  • Proficiency in Microsoft Excel; familiarity with programming languages (e.g., SQL, R, Python, SAS, or VBA) is a plus
  • Excellent communication and organizational skills
  • Eagerness to learn and contribute in a team environment

Special Loans at Valon Valon’s Special Loans Team is responsible for managing core business processes for MERS updates and reconciliation, SCRA-protected loans, recasts, assumptions, successor in interest, and partial release requests. We are a team of creative individuals who approach servicing challenges with an innovative mindset. Our goal is to help homeowners resolve special servicing needs while providing a first-class experience with Valon, all from behind the scenes. About the Role We’re looking for a detail-oriented, deadline-driven Assumptions Processor to join our growing servicing team. In this role, you’ll manage the end-to-end processing of mortgage assumption requests, ensuring compliance with agency guidelines and delivering an exceptional borrower experience. This position requires a strong working knowledge of Fannie Mae, Freddie Mac, and Ginnie Mae assumption guidelines, excellent stakeholder communication skills, and the ability to manage complex loan scenarios with minimal oversight. Responsibilities - Process mortgage assumption requests from initiation through completion, ensuring all required documentation is collected and reviewed for compliance with investor and regulatory guidelines. - Work directly with borrowers, real estate agents, and other stakeholders to explain requirements, resolve issues, and keep the process moving forward. - Independently manage multiple assumption files concurrently while meeting SLA and quality expectations. - Coordinate with internal servicing teams and external partners to ensure timelines are met and the customer experience is seamless. - Review and validate borrower eligibility in accordance with Freddie Mac, Fannie Mae, and Ginnie Mae requirements. - Accurately input, update, and maintain loan data with the servicing system, ensuring records reflect current ownership, obligor status, and assumption terms. - Track milestones and maintain audit-ready documentation to support internal reviews, investor audits, and regulatory exams. - Identify opportunities to improve workflows and leverage Valon’s technology to enhance processing speed and accuracy. - Maintain a strong understanding of agency guidelines and regulatory requirements related to assumptions. - Other duties as assigned Ideal Background - 2+ years of mortgage servicing or processing experience, with specific exposure to assumptions preferred. - Familiarity with Freddie Mac, Fannie Mae, and Ginnie Mae servicing guidelines. - Strong organizational skills with the ability to manage multiple files and deadlines simultaneously. - Exceptional attention to detail and accuracy. - Proactive communicator with a focus on customer satisfaction. - Comfortable working in a fast-paced, technology-driven environment.
