Role Description We are excited to announce an opportunity to join our team as a Senior Planning Specialist, serving as a Loan Underwriter/Project Manager for our Multifamily Housing Programs. The Department of Housing and Community Affairs (DHCA) is dedicated to managing the County’s investments in the production and preservation of affordable housing. This position analyzes requests from affordable housing developers for County investment and serves as a point of contact regarding specific program policies and procedures. Responsibilities include: - Managing all aspects of a project from inception to closing. - Developing investment structures and negotiating financing plans/loans. - Preparing financial analyses of complex real estate transactions. - Negotiating loan terms with public and private lenders. - Assisting and guiding the County Attorney's Office with document preparation and review. - Working with the Department's Division of Finance and Administration on project financing and compliance issues. - Establishing good working relationships with financial partners. - Making regular presentations to the Housing Loan Review Committee. - Making public presentations to diverse audiences regarding the County's affordable housing investment. Qualifications - Graduation from an accredited college or university with a Bachelor’s degree in business administration, finance, economics, accounting, real estate, urban planning, public administration, or related field. - Five (5) years of professional experience with real estate lending, affordable housing finance, or community facility lending. - Knowledge and experience with fundamental concepts, principles, and practices of the real estate industry and investment analysis. - Experience in reviewing standard real estate documentation, including financial projections, loan documents, various legal memoranda, draw requests, rent rolls, and property financial statements. - Ability to serve as a functional technical expert in responding to inquiries and resolving system-related issues regarding the various tools used by the group and the Multifamily Housing Program. - Excellent analytical, writing, public speaking, and customer service skills. - Experience in underwriting real estate transactions, analyzing and preparing proformas, and closing loans for multifamily affordable housing transactions. - Experience in working with legal counsels in reviewing a variety of legal documentation for real estate loan transactions. - Experience in working with federal and state funding programs such as Community Development Block Grant (CDBG), HOME Investment Partnerships, etc. - An equivalent combination of relevant education and experience may be substituted. • Provide end-to-end management, delivery and support to new and existing Risk Adjustment Programs • Work closely with executive project sponsors and stakeholders • Lead the day-to-day execution of Strategic Risk Adjustment Program engagements • Evaluate risks to risk adjustment programs goals and objectives

• Serves as a subject matter expert in retirement plan administration & compliance, providing specialized guidance and support to the firm’s sales and service consultants. • Responsible for consulting support on ERISA (and non-ERISA, when applicable) compliance, complex plan design, M&A transactions, amendments and restatements, 5500 reporting and varying other support for complicated plan structuring and client transactions. • Serve as a consultative resource to support MMA Retirement colleagues with plan compliance matters for both ERISA and Non-ERISA plans, collaborating with legal and compliance teams via a help-desk service model. • Provide technical expertise and support to sales and service representatives regarding plan design, compliance, and due diligence for private equity and M&A transactions involving institutional clients. • Develop and deliver webinars on retirement plan compliance topics for both internal colleagues and external plan sponsors. • Develop training materials for the professional development of field colleagues as it relates to qualified plan administration, compliance, and other relevant topics. • Draft external communication resources (e.g. thought leadership) for field use with clients and prospects on relevant topics. • Sales/Growth and project support related to the Retirement Plan Administration Consulting Center of Excellence. • Stay abreast of current market conditions, business and retirement plan industry trends, and legislative and regulatory changes to facilitate discussions with colleagues.

• Oversee all measurement and governance activities related to the 2026 Sales Incentive Program. • Ensure the Platform Science SFDC instance remains the trusted source for bookings, renewals, and incentive data. • Reconcile NetSuite and SFDC records, confirming that all closed/won opportunities are captured and tied to billings for PS Core Software and Partner Marketplace / VAS solutions. • Coordinate with Sales Ops to maintain opportunity hygiene and system integrity. • Lead quarterly governance reviews with Finance, Legal, and Sales leadership to validate data accuracy and address any open issues before payouts are processed. • Manage the monthly and quarterly commissions cycle, from data validation through statement distribution. • Produce and maintain ARR actuals, forecasts, and roll-forward reporting models. • Partner with Revenue Operations leadership on annual plan design, quota modeling, and incentive structure. • Build and maintain an auditable trail of plan versions, approvals, and payout records. • Identify and implement automation opportunities that streamline calculations and data handoffs. • Serve as a subject-matter expert for internal audits, policy interpretation, and exception handling.
