Role Description The Title Examination Specialist is an individual contributor role which will search, analyze, and evaluate records on title for land, home, and other buildings for non-complex and applicable transactions. This role will be responsible for examining applicable title records, identifying potential issues, and ensuring all requirements are met to facilitate smooth and timely closing. - Review and examine titles searches of public records and examine titles to determine insurability condition of property title. - Perform search of county records to obtain and examine copies of, including but not limited to, mortgages, liens, judgments, easements, vital statistics, and plat & map books to determine ownership and legal restrictions. - Ensure property titles are clear and compliant with applicable requirements. - Prepare title commitments, title reports, and related documentation for applicable transactions. - Monitor emails and reply to title inquiries regarding title-related matters, search inquiries, invoices, and turnaround time for commitments. - Maintain accurate records and update title information in company systems. - Collaborate with title officers, underwriters, and closing agents to determine requirements and resolve title issues. - Ensure compliance with local state and federal regulations. - Process high volume transactions in a multi-state environment. - Perform other duties as assigned by management.
