Construction Manager - Remodel Focus
Inspire
Manage multiple remodel construction projects of existing franchisee or corporate-owned assets across multiple brands. Projects will be managed with a mix of program management and forecasting, as well as direct hands-on management of various associated vendors, such as architects, engineers, and contractors. Project management may include cross-functional interaction with key Inspire stakeholders, such as design, procurement, operations, real estate, legal and other departments, or teams. Duties and Responsibilities - Manage all project schedules by tracking remodel work based on defined critical path project timelines. Provides timely and accurate updates through entering date and schedule information within Inspire Brand’s tracking system, resulting in credible and reliable forecasting while meeting or exceeding budget goals. - Design drawing review for quality control and adherence to the Brand-specific design and construction standards. Proactive in identifying and communicating potential issues and concerns. - Facilitate interactions with Support Service partners in activating/facilitating approvals for preliminary site layouts (PSL), preliminary kitchen layouts (PKL) and millwork/equipment bids on projects as the Brand process demands - Lead on managing project level construction meetings to calibrate or kick off projects with the project team. - Completes all post-opening construction validation and conformance to standards process pieces to bring projects to contractual closure. - Site travel for strategic projects and meetings with potential for overnights as necessary. Education and Experience Qualifications - Associate or Bachelors degree in Construction Management or related field - 5-10 years’ experience in general construction (non-residential) and construction project management. Restaurant or Retail experience preferred. Required Knowledge, Skills or Abilities - Experienced in project management (construction) - Detailed knowledge of supporting technology: budgeting, estimating, scheduling - Strong relationship and influencing skills - Proficient in Excel. - Working knowledge of building codes, ADA, federal and state requirements - Ability to navigate / work with regulatory agencies - Strong organizational skills - Persistent, detailed and able to report clearly and accurately - Ability to manage multiple projects - Demonstrated management and leadership skills - Ability to develop and maintain relationships with vendors and suppliers. - Ability to determine the key steps in a complex process to advance projects Travel Required - Strategic travel to different sites or meetings is to be expected. Role & Responsibilities: - Oversee the lifecycle of mitigation projects from pre-award review to award closeout, communicating and collaborating with all applicable parties (counties, cities, state, etc.). - Review mitigation project applications submitted, ensuring proper procedures are followed during the application review process, and answering questions as needed. - Submit completed recovery project applications to FEMA for funding. - Draft project agreements, reviewing requested modifications and updating as needed until a final agreement has been executed. - Continuously monitor active projects, reviewing quality reports, processing payments, communicating with all involved parties, and ensuring compliance regulations are met. - Collect, analyze, organize, and summarize financial/grant data. - Assist with federal and client-specific reporting requirements. - Track and monitor budgets; communicate results with project and client management. - Research and maintain fluency in rules and regulations associated with various federal programs, including but not limited to FEMA, the American Rescue Plan Act (ARPA), State and Local Fiscal Recovery Funds (SLFRF), programs under the Infrastructure and Investment Jobs Act (IIJA), or other federal funding workstreams with state and local clients. - Form trusted advisor relationships with clients, project management, state agencies, sub-recipients, and internal subject matter experts. - Travel to various property sites to meet with owners, explain available funding opportunities and program details, encourage participation, and assist with the completion and submission of applications for assistance. - Assist client performance management of FEMA funds through routinely and proactively assessing the overall portfolio, anticipating challenges, and providing recommendations. - Upon completion of recovery projects, oversee final project inspections and closeout processes referencing the original project agreement. Qualifications: - Bachelor’s degree in environmental studies, Hazard Mitigation, Urban Planning, Public Administration, Water/Conservation Management, Environmental Science, Emergency Management, Economics, or a related field required. - 3 years' work experience required. - Located in FL or Southern GA preferred. - Sales or account management experience considered a plus. - Proficiency with Adobe Acrobat and Microsoft Office 365 specifically Word, Excel, Outlook, and Power Apps (BI, Query, Automate). - Excellent verbal and written communication skills. - Up to 50% travel required depending on program assignment.
