Role Description Responsible for managing operational aspects of tower lighting repair, maintenance, regulatory compliance, and vendor relations. This includes: - Installation of new tower lighting systems - Repair and maintenance of existing lighting - Monitoring installs and integration of newly acquired lighted sites - Regulatory compliance such as NOTAM closures and lighting inspections - Assisting the Director NOC & Tower Lighting Job Functions: - Manage tower lighting alarms and NOTAMs in the VB domestic portfolio - Dispatch crews as necessary to perform system installations and lighting repairs - Work closely with VB product vendors on pricing, warranty, and RMA issues - Work closely with VB maintenance and installation vendors to assure quality of work, timely execution, reporting, invoicing, consistent pricing, and contract negotiations - Issue purchase orders and approve all invoices for assigned projects related to tower lighting and integration work in a timely manner - Track site repairs to provide periodic analysis to management regarding repeat visits, failures, recurring product issues, and ROI - Provide updates for weekly NOTAM reports to management - Manage product end-of-life and upgrades to next-generation monitors and lighting systems - Identify and integrate additional lighting vendor resources as necessary - Work closely with regulatory compliance specialist team regarding FAA/FCC registrations and ownership changes - Audit and correct tower height discrepancies in company databases - Manage quarterly and annual lighting inspections as required - Maintain database information for site-specific lighting details - Perform data mining activities to update the Site Administrative System - Negotiate contracts with outside vendors providing lighting repairs, installations, and inspections - Execute vendor qualification processes for new vendors - Ensure compliance with Federal, State, and Local safety, environmental, and zoning codes - Handle day-to-day project-level customer, contractor, and internal communications - Manage operational and capital budgets for lighting repair, maintenance, and upgrades - Participate in weekly calls and attend meetings as designated - Perform other duties as assigned Qualifications - Four-year degree preferred; Engineering or equivalent technical/project management certification preferred - Minimum of five years’ experience with aviation lighting systems and FAA/FCC procedures - SPX FLASH/ITL, Drake, Dialight training on tower lighting systems required - Experience in wireless and broadcast telecommunications construction and/or project management - Experience managing P&L up to $2M annually preferred - Excellent client and vendor relationship management skills - Disciplined, organized, proactive self-starter - Effective working independently and in team-based environments - Strong Excel and MS Office skills Working Conditions and Physical Demands - Candidate will work in the corporate office, or remote - Evening and weekend work may be required - Some travel may be required Supervisory Requirements - None Company Description Vertical Bridge REIT, LLC, is the largest private owner and operator of wireless communications infrastructure in the United States and has a nationwide portfolio of over 18,000 towers. • The main job of the APM is to support the PM(s) on certain tasks within the turnkey tower development process• Coordinate the set-up of the project(s), budgets, and initiation of new tower/site builds as approved and assigned• Solicit pre-approved vendors to provide site acquisition, engineering and permitting services to complete the project(s)• Establish and maintain weekly project plans for multiple sites and PMs as required• Identify and assess potential risk within the project scope and escalate internally for resolution• Monitor and communicate metrics with company tracking tools and reports on a minimum weekly basis• Initiate and conduct necessary meetings with vendors to keep project(s) on schedule and within budget• Prepare, coordinate, and close out all required accounting requirements for each project including requisitions, purchase orders and invoice approvals• Complete all project closeouts including site walks, punch list item completion, document scanning, site binder, and accounting• Learn and understand construction drawings and the redline process, environmental reports, title, lease terms and government approvals
• Establish and maintain daily project plans for multiple sites as required; work directly with clients, if required, with support from internal and external resources. • Assist in defining construction Statement of Work (SOW) for Request for Proposal (RFP) process as required for all contractors and material vendors to provide construction services to complete the project(s). Assist in the selection of contractors to bid/award the construction of sites. • Attend any A&E or Utility walks as requested to assist with site design/routing of utilities to implement to make any needed adjustments for constructability and cost savings • Prior to starting construction, coordinate and confirm site staking and layout for correct setbacks, access & utility easements, tower placement/guy anchor locations and compound fencing. Ensure underground utilities have been identified and properly marked. Assist in the coordination and delivery of anchors and towers when required. • Manage contractors from BP, construction activities, OTHVR and job close-out (Certificate of Occupancy). Inspect job sites as required to ensure construction is completed according to plans and VB/customer specifications. Initiate and conduct necessary meetings to keep the project on schedule and within budget with early problem resolution. Make any required request to correct any deficiencies that are identified. Immediately notify others regarding any project delays or additional project costs • Ensure that all VB and OSHA safety practices are being adhered to during all phases of construction. Immediately stop work on any site where unsafe activities or conditions exist. Work with the contractor to bring all activities into compliance. Immediately report any on site accidents or injuries to supervisor and HR • Complete all project closeouts including site walks, punch list item completion, document upload, and accounting all required accounting requirements for each project including requisitions, purchase orders and invoice approvals • Maintain all project records and data on company database and utilize workflow and project management tools to manage assigned projects • Perform other duties as assigned by the Vice President of Development or Director of Construction
• Manage the regions repair and maintenance budget. • Collaborate with Regional Leasing Managers, tenants, and vendors regarding the leasing, site design, and installation processes • Establish and oversee projects, job creations, scope of work bidding, and work directly with internal and external stakeholders to ensure a timely completion • Prepare, coordinate, and close out all requirements for each project, including requisitions, purchase orders, invoice approvals promptly, based on organizational timelines and key performance indicators • Review and recommend tenant installation configurations on towers and the compound. Audit tenant collocation applications for accuracy and space availability on existing assets • Communicate project notice-to-proceed requirements to tenants and contractors on specific asset portfolios • Perform site walks with tenants and contractors as necessary – preliminary design site walk, final inspection, punch list, etc. • Maintain Federal & State regulatory compliance regarding proper signage, environmental concerns, avian stewardship, jurisdictional code requirements • Facilitate or conduct tower and building inspections, as required, to collect details about equipment installations, removals, power meter inventory, and fiber optic cable providers on-site to maintain data integrity • Facilitate or complete site maintenance and repair activities, including access roads, compound fencing, snow clearing, and trash removal • Utilize automated reports to meet organizational metrics daily • Attend, initiate, and conduct in-person and virtual meetings with internal and external stakeholders for collaboration and issue resolution
• Develop and implement strategic account plans to increase sales and revenue • Generate tools and ideas for improving national account customers' experience selling Vertical Bridge products and services • Develop and maintain strong working relationships with key account holders and customers • Analyze leasing and development statistics to determine sales potential and monitor performance • Track, measure, and evaluate sales and customer satisfaction metrics and trends • Collaborate and partner with Regional Leasing Managers on revenue targets and growth opportunities • Responsible for accurate and timely completion of all daily, weekly, and monthly leasing reports • Update sales pipeline regularly and maintain for accuracy • Responsible for hitting annual goal and preparing plans and progress reports to demonstrate ability to achieve the budget • Maintain Salesforce for contact records and documentation for all meetings, calls, and emails • Formulate innovative ways of increasing customer satisfaction • Collaborate with Sales and Marketing and internal teams to drive revenue growth • Keep abreast of industry and market trends and best practices
