Role Description We are looking for both surface and mineral title experienced agents to complete various remote title tasks in an efficient manner and to furnish a correct final deliverable. - Research vesting title, surface title, or mineral title using online resources (including production history when required). - Communicate with Field Agents regarding needed research to cover gaps, Probates, District Clerk, etc. - Examine documents provided by Field Agents. - Using CityVerse, enter required data to generate necessary reports or use the client provided program to create reports. - Prepare flowcharts, Plats & Deed Plots. - When required, review other agents' work & make corrections. Prepare final deliverable to be sent to the client. - Collaborates well with others and functions as part of a team to accomplish a common goal. - Follow specific instructions regarding CityVerse and other software. - Performs title obligations in a manner that is consistent with title protocol directions. - Other duties as assigned. Qualifications - Highly knowledgeable in Oil & Gas Mineral Title and Surface Title requisites in the various states Percheron operates. - Sufficient knowledge to display the ability to quickly access online records and review documents to complete a chain of titles. - Ability to work autonomously and to collaborate fully as a team player. - Ability to pay close attention to details, and present good planning, organization, and time management skills. - Ability to work in a team environment and willingness to assume additional or new responsibilities readily. - Ability to maintain regular attendance as per the work schedule agreed with manager (may require working an adjusted work schedule based on project assigned and working overtime if warranted). - Ability to comply with applicable laws and regulations and Company policies and procedures. Role Description The Curative Agent resolves title defects by researching ownership and record issues, coordinating with landowners, heirs, and other parties, and obtaining or preparing curative instruments needed to meet client and project requirements within established timelines. - Responsible for land work in one or more geographic areas. - Review title opinions, title commitments and chains of title and obtain required title curative within a given time frame. - Respond to requests for curative items from field brokers. - Use various search engines and resources to locate addresses and phone numbers for individuals, identify family heirship and marital history of deceased owners. - Discuss title defects and curative requirements with owners and entities and negotiate for acquisition of various curative related documents including but not limited to, Ratifications, Affidavits Of Heirship, Affidavits of Production History, Subordinations, Amendments, and Correction Instruments. - Prepare curative related documents including, but not limited to, ratifications, Affidavits Of Heirship, Affidavits of Production History, Subordinations, Amendments, and Correction instruments. - Must be able to work in a fast-paced environment to meet tight deadlines and adhere to Project budget. - Remain current on company standard operating procedures (SOP) in accordance with client specific deliverables. - Work with Supervisor to understand scope of work and project deliverables. - Other duties as assigned or required. Qualifications - Minimum of five years of experience as a land professional with a minimum of three years in a curative acquisition role. - Bachelor's degree in energy management or other related fields. - Prefer a registered professional Landman, certified professional Landman, or certified professional lease and title analyst. - Be highly knowledgeable in Oil & Gas mineral title and surface title requisites in the various states Percheron operates. - Being knowledgeable of laws of infestation and Interstate succession in the various states Percheron Operates. - Highly knowledgeable with course of action needed to cure various title defects. - Quickly access pertinent information to allow for informed decisions and respond to the challenges of all assigned tasks. - Must possess strong and professional communication skills including cold call outreach. - Possess a strong attention to detail and the ability to think outside of the box to solve problems strategically. - Have a strong knowledge of Percheron's technological processes. - Able to adapt in the progression of establishing, reviewing, and continually updating proper workflows to produce high standard and cost-efficient deliverables. - Ability to work autonomously and to collaborate fully as a team player. - Ability to pay close attention to details, and present good planning, organization, and time management skills. - Ability to work in a team environment and willingness to assume additional or new responsibilities readily. - Ability to maintain regular attendance as per work schedule agreed with manager (may require working an adjusted work schedule based on project assigned and work overtime if warranted). - Ability to comply with applicable laws and regulations and Company policies and procedures. Role Description The Sr. Right of Way Agent, under the direction of the Lead Agent or ROW Supervisor, possesses excellent working knowledge of all right of way disciplines; title, permitting, acquisition, and documentation. Very knowledgeable about property valuation, survey drawings, and alignment sheets. - Project scheduled to kick off this summer, June-September. Essential Tasks and Responsibilities - Responsible for researching, negotiating and electing to purchase short- and long-term lease of land agreements and Right of Way for construction that meet the organization's goals. - Searches for and determines various land ownership interests, including, but not limited to, surface ownership of land and the locations of such owners. - Identifies and provides details of all required construction permits and permit requirements and acquires permits as directed. - Oversees all land-related legal issues, including transfers of titles and deeds, construction, mortgage concerns, and zoning. - Responsible for resolutions and other legal forms related to land acquisitions. A certain degree of creativity and latitude is required. - Prepares adequate daily activity reports and prepares special agent's reports relative to complex negotiations for easements, damage settlements, and/or permit acquisition. Role Description The Regulatory Specialist performs a variety of duties, technical and administrative tasks, and customer relations functions in support of city permit, country permit, railroad permit processes along with Corp of Engineers permitting requirements. - Project scheduled to kick off this summer, June-September. Essential Tasks and Responsibilities - Ensures that permits are acquired correctly and promptly. - Communicates directly with the client regarding agreement language, compensation, insurance requirements, bonds, and long lead items. - Collaborates and communicates with other permit agents, survey crew, drill crew, and recording crew to maximize efficiencies. - Participates in the permit project start-up meetings and ensures an absolute understanding of all topics discussed. - Completes all necessary paperwork. - Researches ownership for surface and/or minerals. - Negotiates and acquires necessary surface and/or mineral permits for crew access. - Works directly with the project manager, project engineers, and surveyors to receive the necessary documents such as calculations, pipeline specifications, and exhibits. - Supports surveying, drilling, and recording phases, making sure permit stipulations are followed, and addressing problems as the issues arise. - Other duties as assigned or required.
