• Conduct site reconnaissance for a wide variety of real estate property types; including but not limited to office, retail, multifamily, hospitality, and industrial • Prepare deliverables with quality supporting documentation (site figures, appendices) • Assessment reporting will address the current condition of significant building and site components (i.e., foundations, framing, roof, façade, HVAC, etc.), evaluate effective useful life of key components, and address the need and timing of replacement and/or repair • Travel on short notice (one week or less) will be required

• Serve as a trusted advisor and strategic partner to Environmental Health & Safety, Facilities, Sustainability, and Risk Management leaders across a variety of industries, including manufacturing, industrial, life sciences, healthcare, commercial real estate, higher education, and other regulated sectors. • Leverage an existing network and industry relationships to generate new business opportunities and expand EBI's EHS consulting services. • Develop and execute strategic account plans to drive revenue growth within both existing clients and net-new accounts. • Identify client challenges related to regulatory compliance, workplace safety, environmental risk, industrial hygiene, and environmental management programs, and align EBI solutions to address those needs. • Manage complex sales cycles from prospecting and qualification through proposal development, contract negotiation, and close. • Collaborate with technical subject matter experts to develop customized solutions and compelling client presentations. • Attend industry conferences, association meetings, and networking events to strengthen market presence and generate qualified opportunities. • Meet and exceed sales goals, revenue targets, and key performance metrics. • Monitor industry trends, regulatory developments, and competitive activity to identify emerging opportunities and inform sales strategy. • Maintain accurate pipeline management, forecasting, and client activity reporting within CRM systems. • Foster long-term client relationships that support repeat business, cross-selling opportunities, and strategic growth. • Participate in team meetings and contribute to the overall success of the sales organization.

• Provide technical guidance and oversight for archaeological and cultural resource projects • Ensure compliance with applicable federal, state, and local regulations • Oversee project review workflows and monitor project milestones and reporting schedules • Assist the Technical Director in maintaining and improving report templates and technical guidance documents • Supervise, mentor, and develop archaeological staff • Support proposal development, project scoping, budgeting, scheduling, and pricing efforts • Participate in client meetings and industry events to support business development

• Completing Class I Surveys—background research for proposed projects including: map, aerial, and literature reviews and reviewing SHPO databases for known archaeological sites and surveys • Conducting Class III Surveys/Phase 1A & Phase 1B surveys—visiting the proposed Project Site and conducting a pedestrian survey and/or systematic subsurface testing • Recording archaeological sites, and completing relevant site forms and determinations of eligibility • Archaeological Monitoring of construction • Authoring technical reports, including Class III reports and desk-based analyses • Conducting Peer Review of technical reports prior to final delivery to the Client

• Lead technical scoping for linear infrastructure projects, including identification of appropriate NEPA pathways (CATEX, EA) and associated permitting requirements • Develop detailed scopes of work, level-of-effort estimates, and technical assumptions, ensuring alignment with regulatory requirements and project constraints • Evaluate project risks, constraints, and unknowns, and incorporate them into pricing, schedule assumptions, and execution strategy • Coordinate with technical teams (biological, cultural, permitting, GIS) to develop comprehensive and defensible project approaches • Contribute to technical narratives, regulatory strategies, and scoping documentation in support of project planning and client engagements • Participate in client and internal discussions, including scoping calls, to advise on project approach, regulatory considerations, and level of effort • Support NEPA reviews and technical deliverables as needed, providing subject-matter expertise across environmental review processes • Provide technical input during execution to ensure alignment with original scoping assumptions and regulatory approach • Advise teams on regulatory complexity, feasibility, and project approach for new opportunities

Role Description EBI is seeking a full-time Environmental Scientist to conduct due diligence services. The successful candidate will perform field assessments of limited/selected property types, interviews, and independent research of local, state, and federal resources. Reporting may include Phase I Environmental Site Assessment (ESA), National Environmental Policy Act (NEPA), and/or Cultural Resources deliverables. This position reports directly to the Area Operations Manager and can be either a fully remote, work from home position or hybrid from our Burlington, MA corporate headquarters depending on where the successful candidate is located. The majority of clients this position will support will be located in New England, so candidates will need to already be established in this market. This is a field-based position, with upwards of 50% local and regional travel expected. Candidates must have previous experience with travel and be comfortable with this model to be considered. The salary range describes the minimum to maximum base salary range for this position across applicable US locations. This position may also be eligible for a bonus whereby total compensation may exceed base salary depending on individual performance.
