• Conduct site reconnaissance, interviews, and independent research • Prepare deliverables with quality supporting documentation (site figures, appendices) • Travel on short notice (one week or less) will be required at times
• Act as “point of contact” for project coordination through final reporting • Coordinate the efforts of AEC team members (e.g., Cost Estimators and Plan Reviewers) in the completion of the project • Effectively facilitate and manage all project-critical issues, including, but not limited to, deadlines, project communications, project meetings, client revisions, deliverables, status reports, and quality control • Create and monitor internal/external timelines for deliverables • Assist in the investigation and reporting of subject site findings for inclusion in reviews and reports • Assembly and review of reserve for replacement, funding schedules, and HUD’s CNA e-Tool • Coordinate/attend project conference calls and meetings, as necessary • Coordinate, participate and/or conduct site visits, as necessary • Review and maintain project submittal checklists with clients to ensure all necessary elements are incorporated into the report.
• Serve as a trusted advisor and strategic partner to retail clients. • Leverage an existing book of business to drive growth for EBI. • Identify and close new business opportunities with various retailers and operators. • Cross-sell EBI’s service offerings across large, distributed portfolios. • Build long-term client relationships based on a deep understanding of client goals.

Position Summary EBI Consulting is seeking a Director of Operations to lead our Commercial Real Estate Due Diligence Practice, focused on equity and debt-level acquisitions. This role oversees the delivery of Acquisition Property Condition Reports (APCRs), Property Condition Assessments (PCAs), Capital Needs Assessments (CNAs), and related services supporting complex real estate transactions. EBI’s acquisition-level assessments deliver a higher standard than traditional ASTM reports, requiring deeper technical analysis, accelerated timelines, and a consultative, client-specific approach. These reports provide investors and lenders with actionable insights to inform investment decisions, risk management, and capital planning. The Director will drive operational performance, technical quality, and team execution across a national portfolio of projects. Responsibilities include aligning multidisciplinary teams and clients to define scopes, ensuring consistent delivery of high-quality, tailored reports, and overseeing projects across diverse property types and complexity levels. Deliverables may include evaluation of key building systems such as roofing, MEP, façade, and structural components, supported by internal and external subject matter experts. The ideal candidate brings strong acquisitions due diligence experience, operational leadership, and the ability to scale teams in a fast-paced, transaction-driven environment. This position reports directly to the Vice President of Operations and can be either a hybrid or remote, work from home position depending on the location of the successful candidate. As such, candidates must be comfortable and able to thrive in either of these working environments to be considered. Essential Duties and Responsibilities Operational & Financial Leadership - Own full P&L performance, including revenue, margins, backlog, and utilization - Manage pipeline, staffing capacity, and work-in-progress to ensure efficient delivery - Drive pricing strategy, cost control, budgeting, and forecasting Strategy & Practice Growth - Define and execute strategy for acquisitions-focused due diligence services - Expand service offerings, geographic reach, and key client relationships - Implement process improvements to enhance efficiency, quality, and client experience Team Leadership & Performance - Lead, develop, and manage a distributed team of project managers and technical staff - Establish KPIs and performance metrics; oversee hiring, onboarding, and retention - Foster a high-performance, collaborative culture Client Engagement & Business Development - Partner with Sales on pursuits, proposals, and scope development - Maintain relationships with lenders, investors, and institutional clients - Support complex engagements with technical and operational expertise Project Delivery & Quality Assurance - Oversee execution of PCA/APCR projects in alignment with ASTM standards and client requirements - Ensure high-quality, defensible reporting and monitor key delivery metrics - Drive quality control and continuous improvement initiatives Resource, Vendor & Cross-Functional Coordination - Manage nationwide network of subconsultants and optimize resource allocation - Collaborate with HR, Finance, IT, and Marketing to support operations and growth - Support workforce planning and organizational alignment Qualifications and Capabilities - Bachelor’s degree in Engineering, Architecture, Construction Management, Environmental Science, or related field - 8+ years of experience in commercial real estate consulting, with a strong focus on Property Condition Assessments / due diligence - Demonstrated leadership experience managing multi-location or remote teams - Strong understanding of: - ASTM E2018 PCA standards - CRE transaction timelines and stakeholder expectations - Project and operations management best practices - Proven ability to manage financial performance (P&L), forecasting, and resource planning - Experience supporting or collaborating with business development and client management teams Application Disclaimer At EBI, we cultivate a welcoming and collaborative culture. The salary range describes the minimum to maximum base salary range for this position across applicable US locations. This position may also be eligible for a bonus whereby total compensation may exceed base salary depending on individual performance. The actual compensation offered will be based on a range of factors that are considered in making compensation decisions including, but not limited to; geographic location, work experience, education, licensure requirements, knowledge, skills/level, qualifications and budget. • Assign new project workload within one business day of booking, ensuring personnel with appropriate qualifications and experience are assigned to specific tasks • Make staffing decisions based on staff qualifications, availability, capacity, and deadlines, while considering cost-efficiency • Optimize resource utilization by minimizing travel costs, grouping site visits, and leveraging both internal and external resources • Coordinate with outside consultants and subcontractors as directed, including vendor fee negotiations, scope and deadline communication, purchase order management, and payment reconciliation • Manage site visit preparation activities, including subject property verification, ordering ERIS or other required services, provisioning templates, distributing POC verification and pre-survey questionnaires, and uploading client-provided materials • Confirm site visits for assigned assessors • Respond promptly and professionally to internal and external emails • Maintain accurate and up-to-date records within Salesforce • Communicate regularly with the National Project Coordination Manager and Area Operations Managers regarding staffing challenges, technical capacity concerns, and issue resolution • Enter and maintain assignments in staff calendars, including site visits and report writing time
• Assess and evaluate the physical condition of properties through Capital Needs Assessments • Communicate and coordinate with on-site property representatives • Execute travel planning and perform site visits • Author reporting to meet quality control deadlines • Participate in a work from home environment with travel representing ~40% of time. • Flexibility to travel within the Mid West Region and possibly nationwide.
• Conduct Quality Assurance/Quality Control Reviews for a wide variety of real estate property types; including but not limited to office, retail, multifamily, hospitality, and industrial • Prepare deliverables with quality supporting documentation (site figures, appendices) • Assessment reporting will address the current condition of significant building and site components (i.e., foundations, framing, roof, façade, HVAC, etc.), evaluate effective useful life of key components, and address the need and timing of replacement and/or repair • Coordinate, review, and incorporate findings from related specialty/subcontractor reports • Serve as project manager through successful collaboration with client, subject matter experts, and team members • Communicate with Clients following submission of Status, Draft, and Final Reports
