• Recruit and maintain sub-contractor staff adequate to construct the Division’s homes in the timeframes allocated by the company. • Follow company guidelines for onboarding new sub-contractors and ensure all necessary paperwork is in place and properly routed to ensure all vendors are fully documented before work commences. • Bid and monitor all costs associated with the construction of the Division’s homes to ensure the company is receiving the best market price for labor and materials. • Review PO pre-releases to ensure accuracy prior to job start. • Consult and manage sub-contractors that are not producing results that are up to the company’s standards. • Analyze Division financials and variance reports to ensure maximum profitability. • Participate in Corporate national purchasing program initiatives to ensure Division compliance. • Monitor Division’s compliance with OSHA safety standards and train field personnel in same. • Perform other duties as needed or assigned.
Role Description The Land Acquisition Analyst assists with identifying new land acquisition opportunities that align with the Division's land strategy and business plan goals. Conduct research, provide analysis and manage land data to maximize the profit of existing and proposed land assets. - Support Regional and Divisional teams in analyzing land prospects. - Extract and analyze data from various sources, including the MLS, company databases, Metrostudy, Land Vision, Zonda, and other external websites. - Assist the Land Acquisition Team in preparing market study data. - Review and analyze due diligence information for potential land assets. - Assist in developing proformas, valuations, and underwriting for potential land investments. - Track critical date timelines for due diligence, takedowns, closings, and changes within new and existing projects. - Assist with the preparation of lot committee presentations and supporting documentation. - Keep accurate land files, spreadsheets, and databases to track land positions. - Utilize GIS, Google Earth, and other sources to research potential land acquisition opportunities. - Communicate with various departments, divisions, and regions on land positions and critical dates. - Perform other duties as needed or assigned. Qualifications - Proficiency in MS Office, Google Earth, GIS. - Self-motivated and organized. - Strong verbal, written, and presentation skills. - Proven ability to multi-task required. - Driven to push for results with a measured sense of urgency. - Self-initiative and the ability to achieve objectives with minimal supervision. - Possess a team-oriented work ethic and personality. - Embrace a remote work environment. - Strong desire to work in land acquisition. Requirements - A Bachelor's degree in Finance, Engineering, or Construction or equivalent relevant work experience. - 2-3 years of experience in the construction industry or a similar role. - Real estate or market research experience and professional knowledge of the residential construction and land brokerage industry are highly preferred. • Generate new traffic to our sales studios through networking, outreach to area real estate agents, and flyers to the public. • Manage, qualify, and actively seek customer inbound traffic, referrals, and other means to generate new traffic. • Maintain and update all flyers, marketing information, and signage. • Complete the responsibilities of the sales studio, i.e., opening and closing checklist. • Organize and maintain all necessary company files for the sales studio. • Communicate with mortgage lenders to confirm that the required documentation is received from Century Complete and the new home buyer to ensure the loan processing is on track for closing on the essence date. • Facilitate a smooth sales process with the builder, buyer, real estate agent, and lender to ensure all aspects of the buying process are coordinated properly through closing. • Meet and exceed monthly, quarterly, and annual sales and closing goals. • Attend regular studio and company meetings. • Maintain strong relationships with all buyers after closing. • Perform other duties as needed or assigned
• The Land Acquisition Manager assists in identifying new land acquisition opportunities that align with the Division's land strategy and business plan goals. • Conduct research, provide analysis and manage land data to maximize the profit of existing and proposed land assets. • Contact landowners in specific target areas directly: in person, by phone, letters of interest, and other means. • Use online appraisal district maps and municipal maps to gather information on specific sites or areas. • Maintain a tracking log of viable tracts and comparable transactions. • Follow municipal agendas weekly to understand the active projects and acquisition opportunities for partially entitled, fully entitled, or finished lots. • Contact brokers on their listings and gather pertinent information. • Establish relationships based on integrity throughout the real estate community with landowners, brokers, municipal employees, engineers, developers, attorneys, land planners, and personal relationships, which may lead to an opportunity. Attend networking events to generate new contacts and source deals. • Follow up on leads through relationships and news gathered from various media sources. • Due diligence assistance with zoning requirements, architectural requirements, utility availability, surveys, title work, rollback tax estimations, soil reports, financial analysis, environmental reports, work proposals, preliminary engineering, and land planning. • Utilize Google Earth and other mapping tools to create exhibits and track land opportunities. • Incorporate utility information, floodplain, and net acreage into map exhibits. • Assist the land team with preparing financial proformas and plugging in assumptions, including timing, pricing, product lineup, sales pace, municipal fees, and other costs associated with development to determine the viability of proposed land acquisitions. • Perform residual analyses to determine appropriate offer prices for land acquisitions. • Update and maintain proformas as assumptions change. • Populate CMAs to help understand how the proposed product line up and pricing compare to other communities in the market area. • Create reports from market research resources such as Zonda, Bohlke, Metrostudy, and other data resources to help determine consumers' product preferences. • Assist in preparing LOI's based on the terms discussed with acquisition leadership. • With the guidance and assistance of Land Acquisition leadership, prepare detailed land packages with relevant support data and exhibits for submittal to the Asset Management Committee to seek approval of real estate transactions. • Assist with preparing update memos during the acquisition period and development and post-closing. • Perform other duties as needed or assigned.
