• Conduct regionally-specific market research on mechanical, electrical, and plumbing systems • Maintain detailed records of historical project costs, including labor, materials, and equipment • Analyze historical data to identify trends, patterns, and opportunities for cost optimization • Develop conceptual budgets for MEP scope elements based on market analysis and project scope • Prepare detailed estimates for labor, materials, and equipment • Generate cost variance reports at major design milestones • Solicit and analyze subcontractor, vendor, and OEM pricing for electrical distribution, generators, switchgear, UPS, mechanical cooling systems, plumbing, fire protection, fire alarm, BMS/controls, and low-voltage/security systems • Collaborate with general contractors and trade-partners to reconcile project costs and ensure scope alignment • Conduct thorough constructability reviews focused on mechanical, electrical, plumbing, and low-voltage scopes • Assist in developing comprehensive RFP documentation for mechanical, electrical, plumbing, fire protection, and low-voltage/security scopes • Draft specific language for RFPs to ensure precise scope definitions and requirements • Support the coordination and conduction of site walks focused on relevant elements • Perform bid leveling for bids to compare and normalize proposals.

Role Description This position will be a work from home role. The ideal candidate must be highly self-motivated, disciplined and capable of managing deadlines, priorities and workload independently while maintaining consistent communication with builders, vendors and internal teams. The Plumbing Estimator is responsible for reviewing plans, specifications, and project documents to prepare accurate and competitive cost estimates for new construction residential plumbing projects, including single-family homes, multifamily developments, and townhomes. This role works closely with builders, vendors, and internal operations teams to ensure bids align with project scope, company standards, and profitability goals. Duties/Responsibilities - Blueprint & Plan Review: Analyze architectural, plumbing, and civil plans to determine the full scope of work for underground, rough-in, top-out, trim, gas, and final plumbing phases. - Scope Development: Identify plumbing system requirements including water, waste, vent, gas, and fixture installations for residential homes and townhome developments. - Quantity Takeoffs: Perform detailed material takeoffs for piping, fixtures, fittings, valves, water heaters, and specialty plumbing components. - Cost Estimating: Calculate labor, materials, equipment, permits, and subcontractor costs to ensure accurate and profitable bids. - Bid Preparation: Prepare and submit complete bid proposals to homebuilders, general contractors, and developers within deadlines. - Vendor & Supplier Coordination: Obtain pricing from vendors and suppliers to secure competitive material costs. - Value Engineering: Identify cost-effective alternatives and efficiencies while maintaining code compliance and installation quality. - Builder Communication: Coordinate with builders, project managers, and field teams to clarify plans, specifications, and scope changes. - Budget Tracking: Assist with reviewing awarded projects against estimated costs to improve future bid accuracy. - Code Compliance: Maintain knowledge of local plumbing codes, municipal requirements, and builder specifications. Qualifications - Strong knowledge of residential plumbing systems, installation methods, and construction sequencing. - Ability to read and interpret blueprints, site plans, and construction documents. - Understanding of underground, top-out, trim, gas, and final plumbing phases in residential construction. - Strong mathematical, analytical, and problem-solving skills. - High level of attention to detail and organizational skills. - Proficiency in Microsoft Excel, estimating software, and Microsoft Office Suite. - Knowledge of plumbing materials, labor production rates, and local code requirements. - Strong communication and collaboration skills with vendors, builders, and internal teams. - Ability to manage multiple bids and deadlines in a fast-paced construction environment. Requirements - High school diploma or equivalent required. - Technical training in plumbing, construction management, or a related field preferred. - Minimum 3–5 years of experience in residential plumbing estimating, field plumbing, or new construction operations preferred. - Experience working with production homebuilders, custom homebuilders, multifamily, or townhome developments is highly preferred. • Provide estimate and cost planning to include producing and presenting the final cost plan. • Ability to estimate at conceptual, programming and detailed level. • Assist on feasibility studies and writing procurement reports. • Perform all aspects of procurement, including managing the pre-qualification stage, produce bid list, bid analysis, produce bid report, and compile contractual documents. • Participate effectively with post contract cost variances and the change control processes, where applicable refer major changes to line manager. • Manage cost checks and carry out valuations on larger projects, and ensure timely and accurate cost checking, and valuation process. • Produce monthly post contract cost reports and present to client. • Provide input into value engineering; negotiate and approve final accounts. • Maintain liaison with client and other consultants at all projects stages. • Provide leadership to cost management team, when necessary, ensure the delivery on all of accountabilities. • Identify opportunities to develop new business with existing clients and report such opportunities to appropriate line manager and utilize marketing database. • Identify improvements for cost management procedures, templates, and products, and refer ideas to leadership.
