Commissioning Specialist II

• Lead and execute on-site commissioning activities across mechanical, plumbing, fire protection, electrical, lighting, and controls systems • Support the Commissioning Agent / Lead, while independently running field commissioning for assigned systems and scopes • Develop and maintain commissioning documentation, including Owner’s Project Requirements (OPR), Basis of Design (BOD), and Commissioning Plans, in coordination with the Commissioning Agent and project teams • Develop and execute pre-functional and functional performance testing, with emphasis on field execution and verification • Perform hands-on testing of complex systems and integrated system operations • Commission systems such as VAV, VRF, hydronic systems, domestic water, fire protection interfaces, emergency power, lighting controls, and BAS-integrated systems • Identify deficiencies in the field, clearly document issues, and work directly with contractors, TAB firms, and controls vendors to drive resolution • Lead or participate in field meetings, startups, and testing coordination • Verify corrective actions on-site and confirm systems perform as intended • Serve as the primary commissioning presence in the field, communicating results to owners, contractors, and project teams • Maintain accurate field documentation, issue logs, test records, and close-out documentation • Perform quality control of your own work and ensure compliance with established QA/QC procedures
Job Requirements
- Bachelor’s degree in Engineering, Construction Management, or a related technical field preferred, but not required
- Equivalent training or field experience will be considered
- 3–5 years of hands-on building commissioning experience, with a strong field emphasis
- Experience commissioning multiple building systems, not just a single discipline
- Strong working knowledge of ASHRAE Standard 202 and ASHRAE Guideline 0 as applied in the field
- Understanding ASHRAE 90.1, IECC, and USGBC requirements, particularly how they affect testing and verification
- Strong understanding of controls systems, sequences of operation, and system interactions from an operational perspective
- Ability to work independently on active construction sites and manage multiple stakeholders
- Strong communication skills with the ability to explain technical findings clearly
- Willingness and ability to travel approximately 75% of the time
- Certifications are strongly preferred and viewed as indicators of technical depth and commitment to the commissioning profession:
- CxA – Certified Commissioning Authority (AABC Commissioning Group)
- CCP – Certified Commissioning Professional (BCxA)
- BCxP – Building Commissioning Professional (ASHRAE)
- CBCP – Certified Building Commissioning Professional (ASME)
