Role Description We're looking for a Property Research Analyst (PRA) to join our fast-growing team. This is a full-time, offshore position that plays a critical behind-the-scenes role in enabling our sales team by qualifying leads and evaluating property suitability for Backyard installations. This is not a customer-facing role. Instead, you’ll serve as a research and operations partner to our Sales Team, helping them focus on what they do best, building client relationships and closing deals. What You’ll Do - Evaluate Properties - Analyze properties across California for ADU feasibility based on delivery feasibility, zoning, lot size, setbacks, and local permitting requirements. - Use GIS tools, property data platforms, and internal checklists to determine site compatibility. - Collaborate with Project Specialists to prioritize high-potential opportunities. - Support Lead Qualification - Review and validate inbound leads for completeness and basic eligibility. - Research ownership records, permitting history, and other relevant data to support Project Specialist decision-making. - Organize and maintain accurate lead information in our CRM system (Salesforce). - Streamline Sales Operations - Tag and categorize leads to improve pipeline visibility. - Flag duplicate or unqualified entries to maintain CRM hygiene. - Help build a system of scalable, repeatable qualification workflows. - Collaborate with Sales Team - Serve as the first point of analysis before a lead is passed to a Project Specialist. - Communicate findings clearly and concisely to the Sales Team. - Participate in occasional alignment meetings with Project Specialists to continuously improve qualification processes. Qualifications - Highly organized with great attention to detail. - Analytical thinker who enjoys solving operational challenges. - Tech-savvy, with comfort navigating CRMs, spreadsheets, and online research tools. - Proactive and able to manage your own workload with minimal supervision. - Strong written and spoken English skills to clearly document findings and communicate with internal stakeholders. - Experience in real estate, proptech, urban planning, GIS, or construction is a plus, but not required. • Performs site qualification, site initiation, interim monitoring, site management activities and close-out visits (performed on-site or remotely) ensuring regulatory, ICH-GCP and/or Good Pharmacoepidemiology Practice (GPP) and protocol compliance • Uses judgment and experience to evaluate overall performance of site and site staff and to provide recommendations regarding site-specific actions; immediately communicates/escalates serious issues to the project team and develops action plans • Maintains a working knowledge of ICH/GCP Guidelines or other applicable guidance, relevant regulations, and company SOPs/processes • Verifies the process of obtaining informed consent has been adequately performed and documented for each subject/patient, as required/appropriate • Demonstrates diligence in protecting the confidentiality of each subject/patient • Assesses factors that might affect subject/patient’s safety and clinical data integrity at an investigator/physician site such as protocol deviation/violations and pharmacovigilance issues • Assesses site processes as per the Clinical Monitoring/Site Management Plan (CMP/SMP) • Conducts Source Document Review of appropriate site source documents and medical records • Verifies required clinical data entered in the case report form (CRF) is accurate and complete • Applies query resolution techniques remotely and on site, and provides guidance to site staff as necessary, driving query resolution to closure within agreed timelines • Utilizes available hardware and software to support the effective conduct of the clinical study data review and capture • Verifies site compliance with electronic data capture requirements • May perform investigational product (IP) inventory, reconciliation and reviews storage and security • Verifies the IP has been dispensed and administered to subjects/patients according to the protocol • Ensures the investigator/physician site is aware of the requirement of archiving essential documents in accordance with local guidelines and regulations • Documents activities via confirmation letters, follow-up letters, trip reports, communication logs, and other required project documents as per SOPs and Clinical Monitoring Plan/Site Management Plan • Supports subject/patient recruitment, retention and awareness strategies • For assigned activities, understands project scope, budgets, and timelines; manages site-level activities / communication to ensure project objectives, deliverables and timelines are met

• Contributing to the development and output of research and data tools that advance the Companys strategic goals and mission. • Providing research counsel and support to internal colleagues, grantees, and external stakeholders. • Actively contributing to the Companys research agenda to further empirical understanding of law school access, affordability, academic and bar success, and the value of legal education; • Assisting in management and maintenance of the Center's research and data tools, e.g., Analytix and XploreJD. • Organizing, structuring and cleaning data to permit for use to perform research and policy analysis. • Conducting basic statistical analyses using both internal and external data; supporting the production of visually appealing and easy to interpret tables and graphical displays of statistical results. • Advising and assisting colleagues, grantees, external researchers and consultants with research design, data analysis, data interpretation, and identifying and navigating higher education data sources. • Contributing to Company efforts to communicate findings to policy and practitioner audiences in succinct briefs, white papers, and reports. • Presenting at professional conferences; representing the Center at relevant industry conferences and events. • Assisting in the development and maintenance of a repository of research evidence and data that can support the Companys research objectives.
