Job Description

Territory Manager

A.Y. McDonald Mfg. Co.

• professionally manage all responsibilities of multiple product line sales representation within a designated territory • perform sales calls on all existing and potential customers in assigned territory for assigned product lines • tag calendar through Customer Relationship Management software (CRM) with any necessary follow up dates • develop an annual territory sales plan providing a SWOT of your sales territory • capitalize on the Strengths and Opportunities and minimize the Weaknesses and Threats • develop and maintain a distributor analysis within your territory • assure alignment with the top distributors in your market to maximize sales opportunities and customer relationships • work with municipalities and distributors to get A.Y. McDonald products specified in all water work districts in your territory • attend local, state, and regional trade association shows to promote assigned A.Y. McDonald Mfg. Co. product lines • submit expense reports on Concur weekly and in accordance with the accounting guidelines • assist with quotation process by providing feedback regarding market pricing, competition, and bid tabs for customers • maximize the opportunity and profitability of all accounts • coordinate return goods process (RMA’s – Return Material Authorizations) between customers and Customer Service Department • maintain both print and digital catalogs and marketing materials to all customers

Job Requirements

  • Associate's degree (A.A.) or equivalent from two-year College or technical school
  • six months to one year related experience and/or training

Mortgage Processor III Location: Phoenix, Arizona, 85034, United States Department: Processor Job Description: The Mortgage Processor III is responsible for managing the full spectrum of mortgage loan processing activities from initial application through final preparation for closing across all loan types. This role requires frequent interaction with borrowers, real estate professionals, and third-party partners to ensure all documentation and conditions are met in accordance with investor, regulatory, and internal guidelines. The Mortgage Processor III is dedicated to ensuring loans close on time and providing an exceptional experience for borrowers. What you will do here: - Review, prioritize, and process a high-volume pipeline of purchase and refinance loans across all product types. Analyze and validate loan documentation for accuracy and completeness; calculate and confirm qualifying income from a variety of sources including self-employed and complex income types in accordance with investor and agency guidelines to minimize risk and potential loss. - Review appraisal reports, including interior and exterior, Hybrid and Property Data Reports, to verify collateral eligibility. Examine preliminary title reports to ensure all requirements are met for title insurance issuance and lien perfection. - Verify the accuracy, completeness and compliance of all borrower, credit and collateral documentation to ensure adherence to investor and regulatory guidelines. Organize and prepare loan files in accordance with FHA, Fannie Mae, Freddie Mac and/or other investor requirements to ensure files are complete and prepared for underwriting and loan approval. - Validate source data to verify completeness and accuracy by assessing the documentation and services necessary for approval. Notify the appropriate parties of any missing or incomplete items required for underwriting. Ensure all borrower disclosures have been provided within the required timeframes and are accurate and within acceptable tolerances. - Maintain regular communication with borrowers, loan officers, internal staff, title companies, real estate agents and other third parties to respond to inquiries, problem solve, ensure the timely closing of loans and provide an outstanding borrower experience. - Work with Processing Team Lead to onboard and mentor new employees. - Perform other job-related duties as assigned. What you will need: - High School Diploma or GED required. - 3+ years of Mortgage Processing experience with Conventional and Government loan products required required. - Demonstrated strong understanding and knowledge of Conventional and Government mortgage lending guidelines, principles and practices required. - Excellent judgment, decision making and written/verbal communication skills are vital. Must be able to effectively communicate and present information both in person and over the phone required. - Must exhibit the expertise and experience to be able to process all loan types.
