Regional Manager
Park Avenue Property Management, LLC
Role Description Park Avenue Partners is hiring a Regional Manager to oversee a portion of our expanding portfolio of properties. This position will be based in the comfort of your own home; travel will likely be around 1/3rd of your time. The Regional Manager is an integral member of our team. You will be responsible for each property’s financial performance and operations. You will manage on-site Community Managers and will be able to hire your own team as we grow. We work together to achieve our mission and operational and financial goals. You should desire a significant portion of your compensation to be determined by the KPIs and financial results you deliver, while being able to work from home and set your own schedule. You should also like to have fun; we have our company meeting every October on South Padre Island. ; ) - Source vendors to rehab 20 mobile homes in four states over the next 12 months. This is a critical KPI on which your bonus will be based. - Improve utility recovery rates to 97% or better. We have capital for new meters, for leak detection, and for anything else you need. This is a second critical KPI on which your bonus will be based. - Improve RV occupancy to 90% or better in one property. This is a third critical KPI on which your bonus will be based. - Maintain our 97% collections rate. Improve it if you can. - Manage properties to meet or exceed budget. You have responsibility for hiring, training, and terminating (as a last resort) your Community Managers. - Own your monthly financial results. Solve the inevitable problems that crop up every month. But please ask for help when you need it; we really are here to support you! - Conduct site visits (likely quarterly) to ensure your Community Managers are doing their jobs. Meet with tenants as needed. Qualifications - 3+ years of relevant experience in the manufactured housing, RV, and/or apartment industry with a track record of promotions and achieving KPIs. - Experience in the destination RV resort industry is a big plus. One of your properties is a ‘Winter Texan’ RV park that needs help. (The rest are regular MHPs.) - Willingness to travel approximately 1/3 of the time. - Excellent written and verbal communication skills, and the ability to work well in a team environment as well as independently. - Proven self-starter with attention to detail. Requirements - $70,000 - $75,000 base, $30,000 bonus. $100,000 - $105,000 OTE. - Bonuses paid out quarterly. - 3 weeks/year paid vacation. - Flexible schedule. - Annual retreat to South Padre Island.
