Virtual Real Estate Underwriter, Acquisitions Analyst

• Source and track on-market opportunities and scrub inbound leads • Coordinate full underwriting process with Acquisitions Lead to ensure deal quality • Monitor MLS for new listings and maintain watchlist of overpriced properties • Track price reductions and market trends to inform acquisition strategy • Review and classify inbound real estate opportunities as pass, keep, or escalate • Gather data for viable deals, build and maintain deal pro formas • Calculate maximum allowable offer and evaluate multiple exit strategies • Activate and coordinate underwriting process as deals show potential • Organize deal materials for final decision-making by ownership • Maintain accurate deal tracking systems and communication with agents
Job Requirements
- Minimum of 3 years of hands-on real estate underwriting experience within the US market
- Proven experience underwriting residential investment properties (single family, small multifamily, value-add)
- Strong understanding of ARV analysis, comparable sales, investor buy boxes, pro formas, and deal math
- Advanced proficiency with spreadsheets (Google Sheets and/or Excel)
- Comfortable making independent assessments and clear Pass/Keep/Escalate recommendations
- Deep understanding of US residential real estate financing structures and terminology
- Tools You’ll Use: MLS (access provided), Google Sheets, Smartsheet, Dropbox, real estate research platforms (Zillow, Redfin, county records, etc.), Google Workspace (Gmail, Google Drive)

DES is seeking an experienced and highly motivated individual to join our team as a Financial Analyst 1 with the Finance and Business Operations Administration (FBOA). This position is responsible for assisting the Financial Manager with all DERS sub-recipient fiscal monitors, ensuring fiscal compliance per grant-specific requirements, uniform guidance and federal regulations. The position is responsible for providing extensive technical assistance to sub-recipients, internal staff and other stakeholders. Travel will be required for State business. Any employee operating a motor vehicle on State business must possess and retain a current, valid class-appropriate driver’s license, complete all required training, and successfully pass all necessary driver’s license record checks. The license must be current, unexpired, and neither revoked nor suspended. Employees who drive on State business are subject to driver’s license record checks, must maintain acceptable driving records, and must complete all required driver training.
