Role Description House Buyers of America is looking for a Purchasing Manager who will be responsible for bidding, managing and negotiating all contracts for our home renovations. This person will oversee all aspects of purchasing including developing detailed scopes of work and recruiting new contractors/ vendors. This is a 100% remote role. - Bid out and manage all contracts, submit invoices, track project budgets and work with Field Managers to ensure contractors are performing work per the contract - Negotiate the lowest cost possible (national production builder pricing) and creatively source newer products to help lower costs and improve quality/ aesthetic appeal of our renovations - Partner with senior management to determine spec levels - Develop detailed scopes of work and budgets for each renovation job - Manage, train and fire General contractors and subcontractors - Constantly recruit new contractors and vendor relationships through networking and cold calls. • Manage dynamic pricing updates into our NetSuite system to ensure accuracy across all internal platforms • Communicate with suppliers to gather pricing information for current products and upcoming projects • Work cross-functionally with our Product Development team to perform cost study analysis for development projects • Manage Procurement documentation such as NDA, contracts, supplier agreements, COIs, price sheets, and new vendor forms • Ensure exceptional support of cross-functional teams such as Demand Planning, Product Development, Quality and Regulatory, Creative, and Operations • Effectively communicate with internal and external stakeholders • Be the primary contact for specific Procurement projects • Analyze potential Wet Goods, Hard Goods, and Packaging projects to identify cost savings opportunities • Acting owner of Coupa Sourcing Tool implementation and RFPs for Procurement team • Manage price discrepancy reporting by identifying variances between purchase orders, invoices, and supplier price agreements, partnering with suppliers and internal teams to investigate root causes and drive timely resolution • Identify opportunities for cross-functional process improvement to drive outcomes • Willingness to grow with the business and remain open-minded and adaptable as priorities, processes, and needs evolve • Ability to travel up to 10%

• Own procurement intake and deal execution from request through contract signature and supplier onboarding • Support contract negotiations by coordinating redlines, pricing discussions, and vendor communications • Operate and administer P2P and procurement tools, ensuring workflows, controls, and integrations are working as intended • Maintain clean, accurate procurement and vendor data across intake, approvals, renewals, and systems • Manage day-to-day vendor portfolio operations including vendor records, renewal calendars, pricing changes, SLAs, and basic performance tracking • Serve as the operational point of contact for Accounts Payable, Legal, Security, and Compliance on procurement-related matters • Monitor cycle times and bottlenecks, and drive process and tooling improvements to increase speed and quality • Support vendor risk intake by triggering required cross-functional reviews and escalating issues when appropriate • Build and maintain dashboards and reports on spend, renewals, throughput, and savings to support planning and decision-making • Partner with the Procurement Lead on reporting, deal preparation, and executive updates
