• Analyze chain of title and review preparation of Title Reports • Ensure completeness of each title search and the correct order of documents attached • Verify that all pertinent parties to the search were correctly researched and documented • Review all legal documents, including deeds, deeds of trust, mortgages, liens, judgments, settlement agreements, probate proceedings, easements, right-of-ways, and plats/maps • Verify ownership, encumbrances, and legal descriptions of properties • Ensure all legal documents and court proceedings are summarized correctly and succinctly • Analyze restrictions and adverse items, and ensure proper annotations, defining their effect and possible hindrance of property sale or usage • Handle all aspects of the title search via online county information, title plant information and local abstractor work • You will be working in different states and counties every day. One day you could be working in a title plant in California and the next you will be working on a county recorder website in Kentucky • Follow up on all orders returned for corrections and conducts additional reviews prior to finalizing orders • You will be searching commercial title 5 days a week/ 8 hrs a day • You must have the ability to plot legal descriptions for accuracy and completeness

• Analyze completed title searches from our internal searching team for accuracy, completeness and adherence to client specific SOP’s. • Examine, analyze, and evaluate documentation such as deeds, mortgages, property taxes, federal and state inheritance/estate taxes, deeds of trust, liens, judgments, easements, restrictions, bankruptcy filings, foreclosures, chancery proceedings, and plats/maps and other records to be read into the title binder or informational report to determine ownership and encumbrances, and to verify legal descriptions of property. • Analyze and understand chain of title, and defects in the chain of title, and prepare reports outlining title-related matters. • Examine title records from outside abstractors and seek additional information from ground abstractors when necessary for complete and proper examination. • Synthesize all title search information and prepare property reports and title commitments. • Strong attention to detail as you read and extract information from the documents, then enter that information into a report or software. • This is a full time remote position. The successful candidate will be expected to work a full 8 hr day 5 days a week.

• Own new-client onboarding end to end — run kickoff, build the mutual implementation plan, set success criteria, and drive to first live order. • Configure accounts and workflows in the Pippin portal. • Train client teams on the portal, order tracker, live chat, and report formats. • Be the single point of accountability from handoff out of Sales through a clean transition to the Client Success and Operations teams. • Stand up integrations between Pippin and client systems. • Translate between client and engineering — gather integration requirements, document field mappings, coordinate sandbox testing. • Own the integration runbook. • Partner with Product and Engineering on integration roadmap. • Project-manage internal launches of new software, workflows, and process changes. • Build the change-management plan. • Instrument every rollout with clear KPIs. • Manage the implementation of title-order workflows for new and expanding accounts. • Partner with Ground Searchers network leads.

• Manage a defined portfolio of active Pippin accounts across segments (title agencies, underwriters, lenders, law firms), with clear targets on Net Revenue Retention, Gross Retention, and order-volume growth. • Build account plans that map each client's buying reasons, KPIs, stakeholder map, order pattern, integration state, and expansion opportunities. • Drive a structured cadence — weekly tactical with ops leads, monthly reviews with team leads, quarterly business reviews with executive sponsors — adjusted to account size and maturity. • Monitor adoption and order health — dashboard signals, order mix, volume trends, integration usage — and intervene early when usage softens. • Run expansion plays — new states, new report types (commercial, energy, foreclosure, two-owner, etc.), additional offices, new integrations — and partner with Sales on material expansions. • Coach clients on getting more value out of the portal, order tracker, live chat, and integrations (Qualia, SoftPro, Resware, TrackerPro). • Be the conduit between clients and Operations when there are quality, turnaround, or report-format issues — diagnose fast, mobilize the right internal team, and close the loop with the client. • Capture product feedback systematically and feed it to Product and Engineering with enough context (client size, segment, use case, frequency) for them to prioritize. • Protect the Pippin Experience — set realistic expectations during onboarding, recover strongly when something goes wrong, and convert recovery moments into trust. • Own renewals across the book — forecast them accurately, negotiate within guardrails, and keep Gross Retention at or above target. • Spot and qualify expansion — when a client is ready for more volume, a new report type, or a deeper integration, move fast and involve Sales where appropriate. • Identify at-risk accounts early, build recovery plans, and escalate proactively rather than on the quarterly surprise.

• Conduct legal research on statutes, case law, zoning regulations, land use issues, and property‑related matters • Perform title searches, review title commitments, and identify potential defects or encumbrances • Draft correspondence, memoranda, and summaries of research findings • Coordinate with title companies, lenders, surveyors, and municipal offices • Assist with due diligence for commercial and residential transactions • Maintain organized case files and track deadlines • Support title examiners/title officers with general administrative and title search‑related tasks as needed

Role Overview We are seeking a Title Officer / Title Examiner to review, analyze, and finalize title search outputs generated by our platform. This role sits at the intersection of title expertise and technology, ensuring accuracy, completeness, and insurability of title reports. You will play a critical role in validating complex title chains, identifying issues, and helping refine the next generation of AI-driven title workflows.
