• Execute and review foreclosure documents against federal, agency, and investor timelines • Calculate judgment figures, bidding instructions, and HAMP certifications ahead of sale • Process attorney-prepared filings through the LPS system for sheriff's-sale readiness • Represent the company in legal proceedings and liaise with the approved attorney network

• Develop and execute an integrated digital marketing strategy across web, email, social, SEO, and paid media (SEM/social ads). • Own the company website: content, user experience, and lead-capture/conversion optimization. • Build and manage CRM and marketing automation campaigns (e.g., Salesforce, Total Expert, Jungo, Surefire/Top of Mind) supporting loan officers and referral partners. • Design co-branded marketing collateral and campaign templates loan officers can customize for their local markets. • Ensure all marketing content complies with RESPA, TILA/Reg Z, Fair Housing, UDAAP, and NMLS advertising requirements; partner with compliance/legal on review and approval. • Plan and manage paid digital campaigns (Google Ads, Meta, LinkedIn) targeting purchase and refinance borrowers, real estate agents, and referral sources. • Manage organic and local SEO, landing pages, and content marketing (blog, guides, rate/market updates). • Oversee social media strategy, content calendar, and community engagement across company and branch/LO profiles. • Track, analyze, and report on KPIs — cost per lead, conversion rate, funded-loan attribution, and marketing ROI. • Manage the marketing budget and vendor relationships (agencies, MarTech platforms, printers, sponsorships). • Support recruiting marketing efforts to attract and onboard new loan officers. • Manage online reputation and reviews (Google, Zillow, social channels). • Administer the marketing technology stack and its integration with the CRM/LOS. • Collaborate with sales leadership and individual loan officers to build localized market campaigns and promotions.

• Manage a high-volume loan pipeline, consistently funding an average of 25+ units per month • Review borrower credit, income, and assets, and assemble a complete package before underwriting submission • Coordinate directly with borrowers, vendors, and branch teams to clear outstanding documentation • Manage turn times against SLAs, prioritizing by estimated close date • Prepare disclosures, re-disclosures, and closing checklists in line with RESPA, TILA, HMDA, Reg B, and Reg Z

• Own a diverse pipeline of FHA, VA and conventional conforming loans from submission to clear-to-close • Apply sound credit judgment on complex files • Serve as the strategic underwriting resource for loan officers and processors • Maintain zero-defect quality standards across your pipeline • Stay current on agency guideline changes • Work fluently within Encompass LOS

• Actively prospect and develop referral partnerships with real estate agents, builders, financial planners, and other centers of influence across your market area • Consult with borrowers to assess financial goals, match them to the right loan product, and guide them confidently from application through closing • Generate a self-sourced pipeline through outside sales activity — networking events, open houses, community involvement, and one-on-one relationship building • Structure and present loan scenarios using conventional, FHA, VA, USDA, and portfolio product options as applicable • Maintain accurate and timely loan files in compliance with TRID, RESPA, and applicable Texas lending regulations • Collaborate closely with in-house processing, underwriting, and closing teams to ensure a smooth borrower experience and on-time closings • Stay current on market trends, rate movements, and guideline changes to position yourself as a trusted advisor in your community

• Handle a steady flow of inbound, pre-qualified borrowers • Close deals instead of cold-calling strangers • Use a proprietary digital platform for lead management • Work from where you produce best (Texas preferred)

• Decision a Full Spectrum: Handle FHA, VA, Conforming, USDA, and Bond/Grant programs. • Be a Subject Matter Expert: Act as a go-to resource for loan officers and processors to help structure complex files. • Drive Quality: Ensure minimal turn times while maintaining "zero-defect" quality standards.

• Recruit, onboard, and develop a team of mortgage loan officers across your designated Texas market area • Coach your team to hit individual and branch-level volume goals • Build and nurture referral relationships with real estate professionals, builders, financial advisors, and other purchase-market partners • Oversee day-to-day branch operations, ensuring pipeline quality, compliance adherence, and an exceptional borrower experience from application through closing • Partner with operations, processing, and underwriting teams to drive loan velocity and resolve escalated file issues • Monitor local market trends, competitor activity, and rate environments to keep your team positioned and informed • Report branch performance metrics to senior leadership and contribute to strategic planning for market expansion
