• Process applications from submission, to underwriting and closing • Communicate daily with loan officers, borrowers, underwriters, closers, AMCs, and title companies • Reviewing, uploading, organizing, and labeling of file documentation into loan imaging system • Analyze Credit, income, tax returns, asset documents and payment history • Clearing loan conditions for final loan approval • Other duties and/or mortgage or company related tasks as assigned by Management • Ensure confidentiality of client files • The employee must work well under pressure, meeting multiple and sometimes competing deadlines • At all times, the Processor must demonstrate professional behavior with colleagues’ management and customers • Must be able to work independently and also as part of a team
• File structuring and retention to maintain pipeline retention for loans • Review complex loan scenarios and provide guidance • Conduct second-level reviews of loans prior to decisions • Partner with Sales and Operations teams for loan structuring challenges
• Accurately evaluate and underwrite HECM and/or Proprietary reverse mortgage loan files submitted by retail and wholesale production channels, in accordance with company policy and FHA HECM and Platinum program guidelines. • Supervise a team of underwriters and monitor team performance for the review and decisioning of Reverse Mortgage loans • Conduct second level reviews • Assist as needed to resolve escalation questions • Assist in hiring and training underwriters • Collaborate with underwriters, processors, sales, and external brokers to assist with structuring Reverse transactions • Review underwriting decisions and conditions, and may underwrite loans as needed • Have a thorough knowledge of HECM and/or Proprietary Reverse underwriting guidelines and constantly staying on top of any changes • Work closely with Underwriting Management to implement plans, improve consistency, efficiency, and shorten turn times.
Role Description Longbridge is excited to be adding to our Compliance Department. This newly created role, Mortgage Compliance Officer, will be responsible for researching compliance with all mortgage banking laws, rules, regulations, and prescribed policies/practices/procedures necessary to reduce risk and uphold ethical standards. - In-depth knowledge of state and federal consumer regulations, including but not limited to: - Licensing - TILA - HMDA - RESPA - UDAAP - Non-bank CRA requirements - SOX - Review regulatory changes and assess how the changes might affect the company. Provides recommendations about necessary policy and procedural changes. - Oversee monthly regulatory compliance weaknesses throughout the organization and work with management to identify root causes, remediation steps, and tracking of the issues. - Contribute to the compliance training program, which may include: - Identifying training courses, webinars, etc. - Creating compliance-related training and providing it through various methods. - Monitor federal and state regulatory sources (CFPB, HUD, TILA, HMDA, RESPA, UDAAP state agencies) for new rules, guidance, and legislative updates affecting mortgage lending. - Draft compliance alerts. - Maintain a regulatory change log and ensure all updates are documented, categorized, and escalated appropriately. - Summarize complex regulatory changes into clear, actionable summaries for operations, sales, and executive leadership. - Design and maintain spreadsheets and tracking tools to document changes made in the Loan Origination System (LOS), including version history and effective dates. - Prepare reports, presentations, and meeting materials for internal and external compliance reviews. - Assist in the implementation of compliance policies and procedures. - Respond to compliance-related inquiries from other departments within the company. - Reverse mortgage experience is a plus but not required. Qualifications - Bachelor’s degree is required with a minimum of five (5) years in a compliance role with a financial institution. - Knowledge in mortgage banking and consumer compliance laws and regulations. - Ability to form effective relationships and achieve influence at the most senior level in the organization. - Proactive, motivated, strong attention to detail, and proven track record in building good working relationships. - Ability to work independently as well as in a team environment. - An understanding of when issues require escalation. - Working knowledge of the Microsoft Office Suite of products. - Analytical writing skills along with strong verbal and written communication skills. • Underwrites residential loans ensuring compliance with appropriate company, secondary market Investor standards, and all applicable laws • Examines loan documentation for accuracy and completeness • Partners with Loan Originators, Branch Managers and Processors to secure all required documents • Responsible for underwriting files and establishing conditions to meet FHA and LBF guidelines • Ability to make timely, accurate decisions on all FHA transactions • Evaluates risk and ensure quality of each loan decision • Communicates requirements and/or decisions clearly • Reviews all areas of the mortgage loan file to ensure accuracy, completeness, and compliance • Partners with processing to close loans in a timely in efficient manner • Adheres to service level agreements and prioritize workflow
• Manage and maintain the H4S pipeline across assigned wholesale partners • Monitor pipeline performance and identify opportunities to increase funding volume • Re-engage stalled or inactive loan opportunities and drive them toward successful funding • Serve as a primary point of contact for partners on H4S-related scenarios and pipeline updates • Provide a high level of customer service and responsiveness to external partners and internal stakeholders • Support partners with loan structuring, product positioning, and process guidance • Assist in driving adoption of HELOC for Seniors across existing and new accounts • Help partners identify opportunities to utilize H4S with their client base • Support Account Executives by providing product expertise, deal support, and sales guidance • Track and document all H4S loan activity across internal systems and partner pipelines • Ensure alignment between partners, operations, and internal sales teams throughout the lifecycle of the loan • Identify process gaps and work with internal teams to improve efficiency and overall partner experience • Provide product and process training to partners as needed • Support the development of educational materials and sales tools for H4S • Help partners understand borrower eligibility, loan structure, and application process • Work closely with Wholesale Sales Leadership to support growth initiatives • Help expand H4S adoption across key partner accounts • Provide feedback from partners to inform product enhancements and operational improvements • Maintain a strong working knowledge of HELOC products, guidelines, and underwriting considerations • Stay current on industry developments, compliance standards, and market trends impacting HELOC lending
• Assist customers with their online application via inbound calls • Initiate outbound calls to customers who have stalled or been declined • Make 100+ dials per day • Meet business-defined metrics of production • Follow up on HELOC applications with the goal of moving to a funded loan • Answer product-related questions • Solve technical challenges for customers • Manage pipeline of loans • Create interest in reverse mortgage program where H4S cannot work • Transfer non-qualified H4S customers to the reverse team when applicable • Manage lead pipeline via CRM
• Licensed Reverse Mortgage Loan Officers at LBF are assured company-provided qualified leads with no self-sourcing for business or cold calling required. • Communicates professionally and clearly to clients when explaining reverse mortgages. • Calls on prospective clients and introduces them to LBF, the reverse mortgage, and qualifies for counseling session and application. • Collects pertinent information from client and originates Reverse Mortgage. • Performs and sends all paperwork necessary and provides excellent customer service and follow up. • Partners with internal operations to consistently produce clean files. • Explains to clients over the phone on how to complete applications, ensuring all paperwork and signatures needed to process the reverse mortgage are collected timely and accurately. • Maintains timely and accurate records of all customer activity within our CRM Velocify. • Uses a computer proficiently. • Maintains licensing requirements.
